Mission Rock Opens Waterfront Park, Starts Leasing For Verde, San Francisco

While the San Francisco Giants are settling into the new baseball season, they have been welcoming another crowd just across McCovey Cove. The team, in partnership with Tishman Speyer and other stakeholders, celebrated the official opening of China Basin Park yesterday morning, two days after announcing that leasing has started for the Studio Gang-designed residential tower, aptly named Verde. Construction is nearly over for the first phase of the city’s mixed-use Mission Rock master plan.

Verde is the last of four buildings to complete phase one of Mission Rock. The 23-story residential tower is scheduled to open this June with 254 rental apartments and 25,000 square feet of co-working and event space. Studio Gang is the design architect, working with associate architect Quezada Architecture.

The overall massing for the structure is nothing if not dynamic, with carve-outs for balconies at almost every level. The green ceramic tiling glistens in the sun, adding a fresh and novel color to the city’s waterfront skyline. The energetic facade is shaped to maximize sunlight and impressive views for residents while protecting them from wind.

And the amazing photos. Absolutely mint. Some of them look like they could be renderings. One thing I didn’t notice at first is how the Mission Rock building colors match the ballpark — brick, dark green tile (seats/painted steel), and white/tan (matching arcade/right field wall). Nice touch that really looks good when you view the area overall.

Mission Rock is coming together nicely! Sad to see the tidepool isn't going to happen (or maybe just delayed??)

Has anyone heard/read any whispers of progress on the two eastern BMR-dedicated parcels?

According to this post from obemearg, it looks like that portion is in the "future phases" of the development, so hopefully it's still happening.

@homebucket - it also looks like the section of the park where they would be altering the seawall to create the beach has the same treatment as the "future phases" parts of the development. I guess that's why they haven't touched that yet while making pretty good progress on the rest of the park

Was in the area and was able to get a few shots in. Overall, it looks great! Lots of people enjoying China Basin Park, and once the retail opens in Mission Rock I think it'll be a big draw. I was glad to see they included nice restrooms as well.

Thanks! You as well! I also saw those seating structures. Very cool looking. No one was using them though since none of the retail is open yet, aside from one place. China Basin Park was bustling though. But I'm sure Dr Maya Angelou Way will get a lot of use once the office workers move in and more residents move in, and more retail opens. It already looked like there were a decent amount of people moved in to The Canyon and I saw several residents coming in and out.

Amazing to see it installed! Thank you for sharing. It’s a shame that the momentum of new retail announcements have slowed since the first set were announced. Since then the barbershop pulled out from the lease.But now that it’s mostly completely people move in more businesses will start to fill the empty space. (I hope at least)

Ribbon Cutting For 23-Story Verde in Mission Rock, San Francisco

Tishman Speyer and the Giants gathered the project team and elected officials yesterday afternoon to celebrate the ribbon cutting of Verde, the 23-story residential addition in San Francisco’s Mission Rock master plan. The green tile-clad tower is the fourth and final structure in phase one of the multi-phase redevelopment of the Giant’s 28 acres of surface parking. The building offers 254 apartments alongside 59 units of affordable housing.

In the simplest of terms, Verde is a simple rectangular tower rising out from a five-story podium. However, as one can expect from the star architecture studio, the massing is carved with an undulating series of setbacks and gentle cantilevers that add to the dynamic asymmetrical character. The exterior is wrapped with dark green ceramic tiles, complemented by several trees and biophilic walls.

While the ceremonial ribbon cutting just happened yesterday afternoon, the building has been open to new residents since June. According to a tour guide yesterday, the tower is now roughly 20% leased, with 24% of market-rate units leased. At ground level, a new storefront for Arsicault bakery is expected to open later this month.

The only two things that currently get me excited about Mission Bay is; the opening of Bayfront Park and when will subsequent phases of [Mission Rock] design and construction get moving.
