Lol lately Toronto has 3 types of skyscraper proposals.
1. Bland but tall filler
2. Aqua copy cats
3. Buildings with very strange design choices.
Only my opinion

At UrbanToronto, there are rumours a-rumbling about this one possibly moving forward.

That's surprising since I thought the consensus was that no new major office projects would be starting for a few years. Mainly since there was plenty of supply from the ones started pre-covid combined with lower demand from a sluggish economy and greater rates of WFH.

The only way I see it happening is if they suddenly landed a mega tenant willing to take most of the building.

Yeah those are my main concerns with it also, although the design is growing on me. The box impaled on that 60s era tripod stick reminds me of some kind of space probe or something. That midrise podium behind the Harbour Commission seems unnecessary though and crowds the site. Some of the issue there is just that it's not a huge footprint for such a large office tower.

The tower is great compared to what is typical in Toronto. The podium behind the Harbour Commission Building should be axed. The rest is fine. Ideally, there should not be a tower squeezed onto the property but, this is Toronto.

The chance of a mega tenant signing a long term lease at rates that make this project feasible in this market and in Canada is not going to happen. Everyone knows the one mega tenant that chose building world class facilities to fix their reputation as a farm for other mega tenants instead of clearing house and rebuilding the dysfunctional core group is regretting their decision. They may not even use the space in CIBC Square 2
