I believe Kelowna still feels small because it grew too fast so most of that growth was housing vs commercial. Their downtown core area hasn't grown as much as their burbs. Also, IMHO, Regina's downtown (from afar) is taller so looks like a bigger city vs Kelowna.

What I thought was interesting is that clients will be served on an appointment basis. I wonder if that could be related to safety.

OK well that is interesting and makes sense. If the doors were wide open and anyone could take what they wanted without payment, it could be a free for all. I assume they will have to have limits on how much one can take based on family size. They also need a way to ban troublemakers.

Surfing through Sasktenders I also noticed there's a tender to service the land for the new Harbour Landing joint school on the west side of Campbell Street. That one was issued by one of school boards.

New Retail Development in Acre 21 and the Towns

Does anyone know what businesses are going in across from Acre 21 (west side of Chulka Boulevard)? As well, there's new retail development near the Petro Can, Dandy's Ice Cream and Everyday Kitchen on Buckingham Drive. Does anyone know what businesses are slated to go into that building?

Is all the development surrounding Costco going to be residential/townhouses or will there be new businesses going in there as well? I noticed this weekend, they've started clearing out sections of land south and east of Aurora.

The City of Regina has now been recognized as a Tree City of the World by the United Nations for the fifth year in a row.

This is very significant

With no help from the city. I keep seeing more and more trees cut down in parks and nothing replacing them. We might see a bump this year with a private group planting a forest in Les Sherman Park. https://www.cbc.ca/news/canada/saska...ught-1.6251556

About 3,500 trees and shrubs are being planted in Les Sherman Park in Regina as part of the Cathedral Village Forest Project. Saturday is community planting day, open to everyone to help

Prospects of building a Bypass on the NE side of Regina

What are the prospects that they'd build/extend the bypass to the NE side of the city, so the bypass would be one complete circle ? Is there a reason they didn't build the bypass on that side of the city? It would effectively link two of the busiest highways in Saskatchewan together (Highway 11 and #1 heading east to Winnipeg). As well, it would also help route residential traffic between North and East Regina, and would reduce traffic on the ring road (which seems to be congested all the time due to trains and construction).

On the topic of trains, has there ever been discussions about building a bridge to route the railway over the ring road near the Winnipeg Street exit? Trains always seem to cross during rush hour traffic, which causes congestion and accidents. As well, it prevents emergency services like fire trucks, police, and ambulances from responding to calls. Not sure why the city or the railway have not addressed this issue.

The NE Bypass will happen one day, but it's not an immediate priority. I would guess 20 years out. The Bypass itself was a huge mistake and hasn't generated near the traffic it was expected to. Even with that, the Sask Party is still aggressively pursuing a perimeter road in Saskatoon.

The train situation on north ring road will get dealt with only if another order of government does it themselves. CN wants no part of the fix so it's either going to come from a private company stepping up and doing it (which might happen with Viterra's project) or from the feds doing it.

The city has no leverage with CN and doesn't have the $100mil require to engineer around them.

Probably the closest we'll get near term would be for Prince of Wales to get paved to highway 46 (it's already busy enough they put traffic lights at 46). Inland Drive and Fleet Street near the dump should get some improvements with the near term development plans.

Rail relocation will likely get announced in the next few years with the city covering 1/3 and the province / feds picking up the rest. Just to service the Viterra crushing plant alone will require a few km of rail along the proposed relocation route. Also the extra rail traffic strengthens the case for relocation. All the initial studies and much of the planning is done already and is likely approaching what could be called a shovel ready project.

Cameo on Chuka is going to have Browns Craft House, Vaping The Way, Wayback Burgers, Firehouse Subs, City South Pizza, and more. I see they have the south portion fenced now and surveyed. Not sure if it is going to be that green Tim Horton's or phase two of Cameo..

Welcome Woodland phase two will have Subway, Fitbody Bootcamp and more

I have to agree with this. The City forestry record is not great. Trees are planted and not maintained. In many cases, especially in centre medians, trees are planted too close together and as soon as they get a little larger the do not have enough water and they kill each other off. Lower branches are not trimmed, even on initial planting, stressing the upper branches.

There have been some recent improvements with use of wood chip mulch. Soil cells under new downtown sidewalks (which still do not work in many cases, I believe due to heavy use deicing salts. I see watering bags around some new plantings.

I was disappointed to see that the City has allowed the new food bank at 12th and Broad to build a surface parking lot with no trees or landscaping. I believe the overruled their own bylaws in for this.

The City should act now to thin out rows of semi-mature trees before they lose the whole row.

Trees are the best investment the City makes, period. Rather than depreciating like everything else, they just get better, with minimal maintenance.

Last week I noticed a city crew planting some new trees in Vic Park. Looked like a mix of trees including some maples. The old trees in vic park are in rough shape and I have also noticed that people have been breaking off the branches of some of the younger trees and peeling the bark off of some of the older trees, which is terrible for tree health.

NW Regina has a lot of poplar trees in the parks and many of them are getting towards the end of their life. Many dead / diseased ones in parks and in private yards. Their roots also tear up the paths in the parks. The city needs to look at getting replacement trees started.

When the city redeveloped the Regent Park Par3 they ripped out a bunch of trees to add a playing field. Venture park lost a dozen or so trees due to beavers a few years ago, with just orange painted stumps left.

Costco in NW Regina

Any more updates on the approval of property beside the Comfort Inn at Highway 11 for the future construction of a second Costco? I've heard that the existing Costco in Regina is one of the busiest in the country, and with Regina's population growth, it would make sense for a second store to be built.

That's not where it's going.

It's going east of Pasqua north of the GMC place.

It's not a done deal either, though it may become one shortly. I wouldn't expect anything formal in the next year
