Thanks, when I did a search that post didn't come up.

Why carve staff parking out of solid rock?

Perhaps they're expecting everything to hit the fan considering world events and the upcoming freak show that's sure to happen south of the border this November... they're building a bunker!! If you don't hear from me again, you'll know they got to me.

I have my doubts it’s an office. Northrup has a handful of office employees, why would they need 10,000 ++ square feet and major expense plus underground parking? Don’t see it as an addition either as it doesn’t even touch nearby building.

Well that's the only chatter that's has come up from multiple people regarding this. Not sure what else it would be as it seems quite extensive work for just a new retail store.

Retail Drive Realignment – Extension of Clear View Agreement and Property Acquisition Closing Dates

OPEN SESSION OF COUNCIL

Aligning the intersections of Ashburn Lake Road and Retail Drive at Rothesay
Avenue into a single intersections has been a long-standing priority for the City.

In order to realign this intersection, the City must acquire certain properties.
Minor amendments to the existing Land Acquisition Agreement between the City and Clear View Homes Ltd. and the Conditional Agreement of Purchase and Sale with the owner of 26 Retail Drive are required to adjust some timelines related to land acquisition that will enable the construction to proceed in 2024.

COUNCIL RESOLUTION

1. That the City enter into the Amending Agreement with Clear View Homes
Ltd. and Orion M.C. Inc., in the form as presented to Committee of the
Whole at its meeting held May 27, 2024, for the purpose of extending the
City’s conditions precedent in the Amended and Restated Land Acquisition
Agreement dated December 21, 2023, and that the Mayor and Clerk be
authorized to execute the said Amending Agreement and any documents
ancillary thereto or necessary to give effect to the transaction; and

2. That the City enter into the Amended and Restated Conditional Agreement
of Purchase and Sale with Carl Ellemberg, in the form as presented to
Committee of the Whole at its meeting held May 27, 2024, for the purpose
of extending the City’s conditions precedent and closing date of the
acquisition of the lands and building located at 26-28 Retail Drive,
identified as PID 309005, and that the Mayor and Clear be authorized to
execute the said Amended and Restated Conditional Agreement of
Purchase and Sale and any documents ancillary thereto or necessary to
give effect to the transaction".

City Market Lease with Boy’s Own Inc.

Staff is pleased to recommend the approval of a new lease in the City Market with Java Moose. This new lease will replace their existing lease. As their flagship location, Java Moose is reopening in the City Market with an improved layout and modern design in the Summer of 2024.

1. NOW THEREFORE BE IT RESOLVED that the city terminate the current lease
with City Market with Boy’s Own Inc., dba Java Moose, under previous
resolution from M&C 2020-208 in stall “8 & 9” and ancillary spaces in the
City Market; and

2. FURTHER BE IT RESOLVED that the city enter into a lease generally in the
form as presented to Committee of the Whole at its meeting held May 27,
2024, for stall “9” and ancillary spaces in the City Market with Boy’s Own
Inc., dba Java Moose; and

3. FURTHER BE IT RESOLVED that the Mayor and City Clerk be authorized to
execute any necessary documents."

Very excited to see progress on the intersection at Ashburn lake progressing. Getting rid of that double light will be a huge improvement on traffic flow around rush hour. I'm sure it'll be a set of traffic lights but a roundabout would be my perfect idea.

I think with lights it'll only seriously impact the minihome business, instead of everything on the corner if they did a roundabout. This is a great change and will massively improve traffic flow along Rothesay and up Retail.

On that subject, Westmorland Homes will be relocating. Anyone know where? All three industrial parks are calling. Could be synergy with Atlas if they choose Spruce Lake. I presume they'll want a site with an existing warehouse.

This will also create two 'new' lots when complete, on the north and south sides of realigned Retail Dr, with the southern lot being quite substantial.

Unrelatedly, they're also changing the direction of Candlewood Lane (Millidgeville one-street townhouse subdivision off University) from S-N to N-S to improve visibility when exiting.

“These upgrades will ensure Saint John's pulp mill continues to be at the heart of the province's forest products supply chain, and provides a regional market for chips, bark and pulpwood,” said Irving Pulp & Paper Vice President, Mark Mosher.

At the heart of the project is the construction of a new recovery boiler to replace the 1970s-era boiler. This project will increase production by approximately 66 per cent and facilitate several new environmental upgrades to the historic mill including: ​

- A new turbine and green energy generator which will help decarbonize New Brunswick’s electrical grid,

- Technological improvements to re-use water and reduce the mill’s water consumption,​

- Decommissioning an oil-fired boiler which will reduce the CO2 emitted from the mill.​

During the four-year construction phase, the $1.1-billion capital investment project will: ​

- Generate over $172 million in tax revenue for provincial and local governments during the construction phase;

- Generate $539 million in employment income and create more than 2,200 person years of employment; ​

- Boost provincial GDP by $711 million; ​

- Generate $409 million in household spending and generate opportunities for hundreds of local contractors. ​

This investment follows several major capital projects at the mill over the last 10 years, including a new $150-million Environmental Treatment Facility and a $500-million modernization plan which involved the construction of a new chip handling system, digester and pulp dryer announced in 2014.

Wood chip production facility ​

A new wood chip production facility is being proposed on the site of the Bald Mountain Rock Quarry, in west Saint John. J.D. Irving, Limited is proposing to repurpose part of the property for this project, which is the subject of a separate EIA being filed concurrently with the provincial Department of Environment. The Bald Mountain Rock Quarry site is close to the mill and will eventually cease quarry operations as the site transitions to a wood chip facility.

This project will reduce carbon emissions and reduce costs associated with more efficient chip deliveries. Refurbishment and extension of the site’s rail capability will enable pulpwood to be received at the site via rail. ​

An open house for both projects will be held to provide information to nearby residents.

That’s a lot on investment and employment on west side, with Americold, chip plant and mill upgrade! Curious how many long term perm jobs will be created with JDI’s announcement.

Good question. As I understand it, mills have become less and less large scale employers over the years as technology has replaced many jobs.

Something like the port. In the 50’s and 60’s there were many hundreds if not thousands working there. Changes in cargo handling like containers have reduced that number to a fraction of what it once was.

Thankfully we know Americold is 100 permanent jobs. For mill maybe someone will ask at open house. Also wonder how long environmental assessment will take.

I have no idea what the root cause is, but I seem to be slowly developing an infatuation with Saint John. It just seems like such a unique city, moreso than any other Atlantic Canadian city, including Halifax
