267 York Street - 45s and 40s (Proposed)

Another transformative proposal for the downtown ....

The following is proposed for the southwest corner of Wellington and York:
  • Two high-rise residential towers with heights of 40 and 45 storeys, connected by a 6 storey podium
  • 1,067 residential units (2,270 units per hectare)
  • 609 parking spaces (0.65 spaces per unit)
  • 961 long-term bicycle parking spaces (0.9 paces per unit) and 107 short-term spaces (0.1 space per unit)

Citi Plaza is the developer, and this land is currently being used as their surface parking lot.

Would be amazing addition to the downtown if it happens. Also of interest was the options that would include additional towers on the north side of York where the parking structure now stands as part of Citi Place.


1.2 Proposed Development
The proposed Site Phase 1 includes the construction of a 45 Storey – East Tower, and a 40 Storey
– West Tower, both sitting atop a 6 Storey podium connecting the two towers.
The proposed Site Phase 2 includes the construction of a 35 Storey – East Tower, and a 30 Storey
– West Tower, both sitting atop a 4 Storey podium connecting the two towers



These towers could easily be 50s plus in this location and maybe they will be built taller when they eventually happen years down the road.


Of note the current surface parking lot has existed for decades since it was a grocery store and just to the west was the Canada Post building that was renovated into 217 York St office building in 1989.


Also of note is the surface parking lot on the SE corner of York and Wellington which is still up for sale two years now.

Wow, Londons skyline is set to really grow! If this project happens along with the York project at the Thames, the skyline will be radically different. Design is ok, at least it’s much better than the stuff Drewlo & Tricar were building.

This is great news and would fill a wounding gap in the urban fabric.

I don't quite understand.........is this 2 buildings with a 1000 units or 4 buildings?

It also says in the design brief 40 and 45 floors on top of the 6 floor podium, so would that not mean 46 and 51 floors above ground? The podium also will have 80 units itself.

Absolutely love the design of these. Best seen in London yet. Much needed over the crap Zedd is putting out. Very much hope these eventually get built.

Damn this is a nice change from the generic designs for London. Has Citi Plaza successfully done anything in the past?

CitiPlaza has changed hands a few times. I am not sure who the company is that actually owns CitiPlaza. Originally when it was built as Galleria London, there was a proposal for a 30+ floor residential tower right at the corner of Dundas and Wellington (where the Medical Hall of Fame is). This is not actually on the CitiPlaza property but rather across the road on York Street.

Yeah that is what I was wondering, who actually owns them. I would assume they contract it out regardless which is fine.

The preliminary height shows 148.5 metres/487 feet for the taller tower. This is the height they are asking the city to allow for this parcel of land, which will go before council. That's still pretty tall.

Yeah that would be about right for a 45s building plus mechanical penthouse. Centro's 40s tower is ~138m.


Shame it isn't the 6s podium plus 45s for a total of 51s plus mechanical penthouse. I wonder how many underground levels they plan for this? Two at least but hopefully 3 underground levels would be great although it will add to the time and cost.



Likely a 4 year build to complete the two towers once they start assuming two tower cranes are used.

Wow. That's wild. I'm really glads to see more projects being proposed in London, and this is not a bad design! I mean, it's nothing amazing, but it's no Azure condos.

EDIT: Oh, this is right by the VIA station. That's a great spot for some renewal. I look forward to the day downtown is more lively and properly urban, right to the river.

LFP article on the proposed zoning change.


Of note the owner is Bell Ridge Capital which owns Citi Plaza and this lot.


The project would have 2 levels of underground parking.

Agreed, great design from a new developer which is also good to see more diversity. That also helps push the Tricar and York's of the world to push good designs.

Add to that this is on a parking lot that is prime land for this.

Some further imput on this project. Remember that this same company (that is proposing this) also owns CitiPlaza. It is in their own best interest to have a lot more residents close to CitiPlaza. I am sure the space in CitiPlaza is relatively cheap to rent. It was built as a high end shopping mall not cheap office space. If they got the critical mass of people downtown, they could attract better tenants and possibly that grocery store that was drawn up to go in the mall.
