The developers let Mayor Eric Adams unveil details and renderings of the Midtown East development at a business event Tuesday morning. It was also revealed that that project will start the public review process early next year.

The tower is expected to deliver 1.8 million square feet across its 62 stories. The project is slightly larger than before, when it was planned for 1.7 million square feet, but is 11 stories taller than the previously reported height.

The property will be anchored by Ken Griffin’s Citadel and Citadel Securities, which will occupy 850,000 square feet. The companies’ 2,100 employees are expected to provide an economic boost to the neighborhood.

Renderings by Foster + Partners show a stepped configuration that will be created with a prioritization of sustainability. There will also be a 12,500-square-foot public concourse with green space and art displays. The concourse is what requires the public review, which takes six or seven months.

The partners have spent more than $240 million on air rights, according to Crain’s, agreeing last year to purchase up to 250,000 square feet in development rights from St. Bartholomew’s Church for $78 million. In December, the developers agreed to buy up to 525,000 square feet of air rights from the Roman Catholic Archdiocese of New York for up to $164 million.

The zoning docs indicate the adjacent building facing Madison Ave. will remain, so I'm hoping that west-facing facade is pretty nice. It will be prominent.

That looks WAY better than the previous design, but does it look too much like the JP Morgan tower? I don't think it matters honestly. The JP Morgan tower is beautiful and if this looks like it than were getting a beautiful tower regardless.

Obviously if they have coordinated with and came to a legal agreement regarding the air rights above the Madison fronting structures, the western elevation will likely be just a presentable and appealing as the other three sides, even if concealing a shifted core.

That said, seeing this after hoping they would push for a full, block-clearing ground up footprint, its pretty hilarious to imagine that in that scenario with this general design being "mirrored" to fill the entire block would look WAY too much like 270 Park in profile. So much so it would be distracting IMO.

It's hard to gauge the exact height from the rendering but I wonder if it will be taller than 270 Park.

In comparison to its neighbor it looks around the same size though. 1,350 ish.

I really like it, and it will fit in perfectly with the Park Ave. aesthetic. And yeah, it's obviously intentionally designed to work in conjuction with 270 Park.

That said, going forward, I hope KPF, SOM and RAMSA design some of these upcoming assemblages. Too weird to have Foster design everything, even if his product is very good.

I like that this tower is in the spotlight, and despite having to go through the formality of approval, it’s getting a push from the city.

It’s what the Midtown East rezoning was all about.








Somebody add 175 Park.

Seems like the design, if built, will cement a feeling that this may be the 21st century 'golden age' of skyscrapers for NYC, much like the 1930s produced the 20th century golden age of multiple spired NY skyscrapers that defined the NYC skyline for decades afterward.

^ We’re witnessing the rebirth of Park Avenue. None of this could have happened without the rezoning.

BTW, looking at the base, these appear to be bay type windows.

I'm gonna say it's probably in the 1,400 to 1,500 ft range.

Not sure how to translate that, as it's possible the actual floors could have lower ceilings. But my guess is it's taller than that 1,350 ft figure.

I was gonna say 1,450+

If you follow the perspective line from the top of 270 over it lands with roughly 100' of height above it.
