The project will add nearly a hundred homes to the busy neighborhood. The Tenderloin Neighborhood Development Corporation is the project developer.

Sorell Raino-Tsui, founder of the ABG Art Group, is responsible for the mural artwork. Illustrations of the project show the art piece reflects the neighborhood’s diversity, with a Chinese Dragon seen above two onion domes with various patterns in the background. Significant progress can be spotted for the mural along the western elevation of the structure, with the larger features being complete.

Y.A. Studio is the project architect. Illustrations show the urban infill will have a well-balanced articulated facade, breaking apart the massing to appear like several structures. Facade materials will include cement fiber panels, composite paneling, ceramic tiles, and board-formed concrete.

Here's an interesting one, and one that is somewhat personal to me since I was actually born here

Hopefully this project does me justice!

The specs for 3700 California St:
- 18 buildings between 3-8 floors
- 492 units (45 studios, 209 1BR, 208 2BR, 30 3BR)
- 157 of the units will be a senior housing complex
- 75 beds for institutional assisted living and memory care facility
- Parking for 488 cars and 274 bicycles

Prado Group has submitted plans for the residential proposal at 3700 California Street in Presidio Heights, San Francisco. The new documents share that the developer plans to build 492 apartments on the former California Pacific Medical Center campus.

Prado Group purchased the site from TMG Partners and Grosvenor in late 2022 for $51.5 million, according to city records. Prado shares with the city that the proposal aims to create an urban infill that “knits back together the adjacent neighborhoods of Presidio Heights and Jordan Park.

The planning documents do not specify which architecture firm will be involved with the design. Previous plans were drafted by Robert A.M. Stern, the prominent American architect best known for embracing Modern Traditionalism.

^ Agreed. And in the other thread, I mentioned this, but I also like how they broke up the massing by making it appear as two separate wall-to-wall buildings. It helps to reduce the visual bulk.

Def prefer the David Baker Architect's version. Better massing and materials (at least via what I saw) IMO.

This version is solid though. They could have reversed the height/massing to put the bulk on the intersection vs inside the block to help it feel a little more contextually appropriate.

I just hope this developer can keep up the momentum and follow through. I'm getting tired of all of these seeing everything shelved or selling approved plans.

Chinatown Community Development Center and the Mission Economic Development Agency are jointly responsible for the project.

David Baker Architects and YA Studio are collaborating on the design. Facade materials will include glazed tiles, stucco, sunshades, and decorative metal screens. The top will be capped with green roofing and solar panels. GLS is responsible for landscape architecture.

The proposal will rise next to Casa Adelante at 1296 Shotwell Street, another affordable housing complex developed by CCDC and MEDA. Construction is expected to start in late 2025 and last around two years. The estimated final cost for the project has not been shared.

Though the construction price is not finalized, the gift was “based around the initial estimate” for such a project, according to Randall Kline, the president of Artists Hub on Market.

An extension request has been filed for the proposed redevelopment of 130 Townsend Street in SoMa, San Francisco. The five-story office project, named Ampersand, was approved in 2021, but developer Presidio Bay Ventures hopes to extend the approval’s expiration date for another three years, still hoping to develop the centrally located parcel.

If built, Ampersand would produce two buildings. The first will adaptively reuse the existing two-story brick structure formerly known as the Inglenook Vineyard Agency, according to city records. Renderings for Ampersand show the four-story modern addition wrapped in terracotta louvers by Stanton Architecture rising above the over one-hundred-year-old structure.

The Stanford Building at 50 Stanford Street will replace a surface parking lot. The lower two floors will be established with a faux-historic facade composed of glazed terracotta and metal panels. The top three levels will be clad with metal panels similar to the Townsend Building.
