Additionally, Bonnis also told STOREYS that his company is actively pursuing several multi-family residential projects in the Broadway Corridor and that they have been selling some of their assets in order to secure capital for those future projects.
Quote:
Tenants set to occupy the building after it competes construction in June include a new Government of Canada passport office, Cornerstone International Education, KFC, Taco Bell, and Pizza Garden, among others.
Quote:
Regarding this property, Bonnis told STOREYS that it made sense for them to develop it, complete it, and then sell it.

"In this high interest environment, it makes sense to basically build and sell, and keep the machine going, so to speak," Bonnis said. "Investing in real estate is far more capital intensive than it was in the past. The large purchasers today are pension funds, institutions, and so forth, and it makes sense for [developers like us] to basically go in, complete the project, sell it, and do it again. When it's a private company, there's only so much working capital. If you're only holding on to properties, you can't grow."
Quote:
The proceeds from the sale of these two properties would be reinvested into Bonnis' future projects. Bonnis tells STOREYS that those future projects include one at the intersection of W Broadway and Yukon Street and one at the intersection of E Broadway and Kingsway.

From the 950 Granville sales brochure:

June 2024 completion

Quote:
There is an opportunity for an owner-user to occupy the top floor (15,000 sq. ft.). The entire second floor and a large portion of the ground floor area of the Property is leased to the Government of Canada (Passport Office) and Cornerstone
International Education. The Passport Office will ultimately draw more than 600 people to the Property daily
KFC, Taco Bell, Rice and Noodle, Pizza Garden, Parsley Berlin Style Doner-Kebab

Never knew it had a phase 2. Permit got updated in April

Quote:
2. To remove reference to future Phase II. Level 5 & 6 will not be constructed.

A shame really, Granville Street needed something like this to get it going. Hoping there will be an alternative proposal put forth soon

In terms of alternative uses, I'm sure that a hotel might get floated. Even so, that site would require an alley porte-cochere and as a hotel occupant, that would have to be the ugliest arrival to a hotel in the region.

This project was never going to happen. I have been thinking a hotel here makes the most sense. They own the block, no reason they can't work with the City on laneway improvements.

Fancy new buildings won't get rid of the TRASH BARS! Get rid of those first.

There’s something to be said for that. The city keeps doubling down on this single use for emphasis and it becomes unattractive for anyone trying to do anything else.

How do the city keep 'doubling down on this single use'? Sure, they approved a new '45,000 sq ft venue spanning three levels, including a basement level', with 'a maximum capacity of 1,594 people, plus an outdoor patio on the Granville Street sidewalk with a capacity for 64 people' at the Rec Room, but that's not likely to be a TRASH BAR. Good Co (ex Colony Room) replaced The Caprice nightclub, and that seems OK, but I can't remember any other bars opening recently (TRASH or otherwise).

If anything, shouldn't a surplus of bars be more attractive to a hotel? Half of all pub crawls in Vancouver seem to be tourists.

Those of who were born and raised in Vancouver remember when Granville wasn’t strictly a place to binge drinking. The string of movie theatres brought people downtown from all over the metro area. Now consecutive city governments think that continuing to encourage the weekend night vomitarium is somehow going to make the street appealing during the day. That’s the greatest loss from the Bonnis proposal, bringing something to that strip that would activate it more during the day.

Sorry about the internet, Netflix, and online shopping, and the cinemas that have been developed away from Granville Street, and in other municipalities. I'd be surprised if the Rec Room was likely to attract, or tolerate binge drinking, and the stores along the 800 block of Granville (if the Bonnis family decide they're going to retain them), should be what makes the street appealing during the day.

Like cinemas in the olden times, retail stores are also facing tough times, and Granville (and Robson) are long stretches of frontage to keep vibrant when more and more shopping has gone online, and people order in takeout rather than go to eat in restaurants, so those are getting squeezed too.

It's good that Bonnis have managed to lease the stores as well as most of the offices in 950 Granville, but KFC, Taco Bell, Rice and Noodle, Pizza Garden and Parsley Berlin Style Doner-Kebab tell you how Granville has evolved in terms of the market.

you really dont like it eh?

its not a place i choose to spend time. i preferred it pre-canada-line when it had the nice landscaping, trees, and curved streets.

now its just a concrete edge-edge road that both smells and looks disgusting if it doesnt rain every night.

Otherwise known as the good old days when Granville was filled with 🞵🞵🞵 shops, strip clubs, X rated movies and hourly hotel rooms.
Vancouver is a port city and Granville has always been its "entertainment" street.

The part between Robson and Cordova is nice. Probably because Pacific Centre and Canada Place and all the other gentrified places are there.

Conclusion: Granville needs more gentrified places.

A great example of gentrified neighborhood is the newly reopened CRAB park encampment, it's now too clean and civil (civil as in rules) for the riff raff (please (EDIT: do not) get on me for using that term riff raff) to return.

I am grieving the lost of 800 Granville Street.

The loss of this project is a huge blow.

Been a few disappointing announcements of late in Vancouver.

Really too bad. I quite liked the present design but the writing is on the wall re: office space + interest rates...
