The most recent population numbers, measuring growth from Oct. 31, 2022 to Oct. 31, 2023, show Prince Edward Island added about 6,700 residents.

With an average of 2.3 people per household on the Island, that puts the requirement for homes for those new residents at 2,900.

But according to the Canada Mortgage and Housing Corporation, the province managed only 1,139 housing starts in 2023.
Having the highest property taxes in Atlantic Canada combined with very low percentage rent caps, compounded by high interest rates and construction costs is most likely deterring private development of apartment buildings in PEI.

When or how is this city going to grow with eight storey buildings? The Calvary Church proposal, and that has been delayed by city hall for way too long, was cut from 10 storeys down to eight. What difference how high it is? Ten stories is much better than eight. Following the plan will do nothing for the future increases in population. Eight storey buildings will do nothing to help housing. And where in this city are we going to put a thousand houses. 🤔 People are not thinking!

503 University Avenue (PID# 374140) Proposal


The property was the former site of the Maritime Christian College which has since closed and is no longer in operation. A demolition permit was received by the City on February 1, 2024 to remove the existing buildings and structures from the site associated with the former college in preparation
and anticipation of the proposed re-development for residential use.

The Planning & Heritage Department encourages that the Planning Board recommend to Council to proceed to public consultation to consider the Zoning By-law Amendment and Official Plan Amendment requests that pertain to 503 University Avenue (PID# 374140) which proposes future
development of an 8-storey (stepping back to 6-storey) 257-unit residential apartment building on the subject property.













Build It!!! We need it now and a perfect spot for it!

Hotel in Vacant Property Adjacent to 300 Capital Drive (PID #387407)

The City of Charlottetown Planning & Heritage Department received a Major Variance application for the vacant property located adjacent to 300 Capital Drive (PID #387407) found east of the turning circle intersection with Upton Road and Maypoint Road. The subject property is within the Highway Commercial Zone (C-2) of the City of Charlottetown’s Zoning & Development By-law.
To increase the maximum permitted height for a proposed hotel building in the (C-2) zone from 12.0 metres (39.4 feet) to an average maximum permitted height of 19.96 metres (65.5 feet) in order to allow for a 6-storey hotel building on the subject property.
The Planning & Heritage Department recommends that the application for a Major Variance to maximum permitted building height for a proposed hotel building on the subject property, be approved.

Phase II - 24 LOWER MALPEQUE ROAD (PID #696989)

This is a second 5 storey apartment (Phase II) to built beside the present apartment.

The Planning & Heritage Department encourages that Planning Board recommend to Council that
the following Major Variance for the property located at 24 Lower Malpeque Road (PID #696989)
be approved:

1) To increase the maximum permitted height for a proposed apartment building in the (C-2) zone from 15.0 metres (49.2 feet) to an average maximum permitted height of 19.7 metres (64.5 feet) in order to allow for a 5-storey apartment building to be built on the subject property, subject to a future Development Agreement.

The Planning & Heritage Department recommends that the application for a Major Variance to maximum permitted building height for a proposed apartment building on the subject property, be approved, subject to a Development Agreement.

Crossing. A fence is now in place at the front of Winners and around the north side of the store.

The steel is being installed. The north side entrance is the next phase. According to a manager, this Winners is one of the busiest in Atlantic Canada. It shows as it is very popular to shoppers.

I see a few Car Dealers have changed hands. I see Kings County Chrysler as changed to Centennial Chrysler Dodge. As well Hillside Motors is changing hands to the dealer group that owns MacDonald Buck/ GM out of Moncton. Very interesting.

Again, why? Just start building, we need the housing!

Didn’t they make new rules that prevent people from who live in the woods in Bonshaw from appealing these decisions? I hope that it works this time.

Interesting to build a hotel right next to another hotel. Especially during a hosing shortage.

Lots of people live in the area so it could happen again. I hope not! This project should have been done by now if it wasn't for the NIMBY folks. City Hall didn't help much neither. It could have put a dent in the housing situation especially in the downtown.
