I don't make any money from this and these updates are to share, with both locals and out-of-towners, what is happening in the city they love. Liberty Park: Built!
There was very little coverage of this sensory garden park when it was proposed and when it was under construction. So, of course the only photograph I can find has it largely blocked from view and is from the neighboring building. I did find another photograph, showing voice reflecting dishes in the park. Did the City remove the water feature from the park? It was proposed to run in a narrow channel along one of the stairways.

Wachovia Residences:
This car-free residential project started construction and then the developer backed-out. It appears as if a new developer is offering $483,000 for the building and the construction documents. It will be completed as originally proposed. However, the new developer is getting a good deal on the property and without the need for expensive parking, they can offer affordable housing in this structure. This is a contributing structure to the historic district!

Continuum of Care Headquarters:
This office building, originally built for Duke Energy as their Triad Regional Office in 1970 before becoming the Novant Health Clinical Improvement Office, will become the new headquarters for Continuum of Care.

Bailey Power Plant Tenants:
The new Dutch Light bar will construct an exterior staircase to their second floor outdoor space. Construction on the upfit and staircase are expected to begin next month.

Deacon Boulevard Redevelopment Site:
This project seems to have changed names to Midtown Economic Development Project? It will have 40,000-square-feet of retail space, a new pedestrian greenway connecting to the Wake Forest campus, a retention pond water feature along the greenway, and will make changes to the street grid around the sports facilities. When completed, it will be a $500 million project. Nelson's Alpharetta (suburban Atlanta) office is the architect for this project. Nelson worked on Alpharetta's Avalon, which is near me.

Economic Development:
The City is currently in talks with 6 life science companies and around 12 aerospace companies about moving to Winston-Salem or opening a location here. 43% of Winston-Salem's economic development projects are foreign direct investment. A South African company has recently entered talks with Winston-Salem for a possible advanced manufacturing facility.

East Fifteenth Street Water Tower Art:
Artist Ernel Martinez, co-founder of Amber Art and Design, will paint a 25,000-square-foot mural called "Unity in Color: Celebrating the Heritage of Winston-Salem" on the water tower at 712 East Fifteenth Street. Work is expected to start in March 2024. The community will have a say in the artwork.

Lot 63 Taproom + Coffeehouse: Built!
This craft beer brewery and coffee house, with baked goods (located inside a building from 1867), is now completed!

Alternative Transportation:

Salem Parkway Bike & Pedestrian Path:
The start date for this project may have moved-up by a month? Some sources are now saying we could see work on the eastern-end in April 2024 and work could start western-end in 2025.

Downtown Streetscape:
The conversion of First and Second streets to two-way traffic is now completed and work has started on the conversion of Liberty and Main streets to two-way traffic. These changes are to make the streets more pedestrian and cyclist friendly. Work starts with the traffic signal poles. Duke Energy owns the traffic signal poles, so they are currently installing the foundations for these poles. The city has also selected the Ashbery Area Light (designed by starchitect Robert A.M. Stern) from Landscape Forms, Inc., of Kalamazoo, MI., to be used as the streetlights on the Salem Parkway bridges. They should be ready for installation, very soon!

The $2.2 million Martin Luther King Jr., Drive streetscape project will begin right-of-way acquisition on September 30, 2024. Latest news is the same as before: City working with Duke Energy for easements. Duke Energy is currently working on this project.

AeroX Innovation Hub:
Denver-based Drone Express announced they will open a research and development center in Winston-Salem, as part of Winston-Salem-based AeroX. Drone Express will make deliveries in Winston-Salem for Harris Teeter and local companies interested in the service. Drone Express' delivery is faster and cheaper. AeroX is developing a UAS tracking system and is working with the FAA to create a UAS traffic management system that will allow beyond-visual-line-of-sight-operations.

Rails-to-Trails Bicycle Commuter Highway Expansion:
This project will start design work in Spring 2024, with a project let date of September 30, 2024!

Interstate 285:
We now have exact dates! The $9.5 million bridge replacement project for Third, Fourth, and Fifth streets will begin right-of-way acquisition on May 30, 2025 and the project will be let September 15, 2026. Plans for these bridges will make them both works of art and friendly to pedestrians and cyclists. One of these bridges will actually have a greenway on part of the bridge.

Are you using the HEIC format? That may be the problem.

Assuming that is the issue you can set your phone to JPG (RAW is how I have mine set so it does JPG at the same time) as the default format. Android phones don't care if the HEIC format is used, but Windows 10 does not have the ability to read HEIC. For that, a third party vendor is required.

Thank you for the photographs, Native Camel! This is one of the most difficult projects to find photographs of, even though it's a tall building under construction. On the subject of its height: I entered this building into the diagrams, a year or so ago, and someone working on the project told me I underestimated the floor-to-ceiling heights. This person said it was something like (trying to remember?) 16 feet/4.9 metres! I was surprised by this, but after looking at this photograph, I see it. The building to the left and the building behind it are 200-225 feet (61-68.6 metres) in height, according to the CTBUH. It's not even topped-out and it's already nearing their height! This will likely be a 200-footer without adding additional floors in a few years. If they add those extra floors, it will really stand-out on the Hawthorne Hill Skyline.

They are actually in roughly the same area. Wachovia Residences is in West Salem (Wachovia @ Poplar streets) and the office building is in the old Gateway between West Salem and Washington Park. You may remember an existing 54 year old modernist office building on Broad Street in the Gateway... that is the office space Continuum of Care is leasing. The secrecy and lack-of-coverage is why I started looking for these projects myself. I've seen some projects go from proposal to completion with only me talking about them. If anyone here or on the other update has information on projects, please share. You can share with me, anonymously, through private messages or post it here yourself. The floor-to-ceiling height I discussed (above) was shared with me anonymously and it led to a correction in the diagrams.

201 West Fourth Street:
The building at 201 West Fourth Street (former CVS Building) is now officially on the market and Divaris Real Estate is taking offers between now and March 28, 2024 on the 12,460-square-foot building. That size is a little deceptive, since it's actually 6,610-square-feet on the first floor and an additional 5,850-square-feet in the basement, on 0.15 acres of land. It could be a nice location for a restaurant, if the windows are restored, and it's an Art Deco building. I know people involved in development and restaurants/bars do follow my updates, so if you're interested, call Charles Neil: (980) 819-0119 and make an offer on the building.

Chatham Building Apartments, Hotel, & Retail:

This project will be completed last month or maybe the month before last? This is moving slower than expected...

ProKidney Headquarters:
McDonald York will be the general contractor for the ProKidney Headquarters expansion, which appears to be close to starting?

10 East Main Mixed-use:
The 1902 (122 years old!) building at 10 East Main Street, in Thomasville, was purchased by a developer who will renovate the ground floor for new retail tenants and convert the currently unused second floor into four two-bedroom apartments. Completion is set for June 2024.

BMI OrganBank Transport Device:
Downtown Winston-Salem-based BMI OrganBank has created a partnership with Atrium Health to develop and launch the nation's first organ banking technology. They are working on clinical studies, new products, and are also working to "greatly expand the possibilities for organ preservation and reconditioning," starting with kidney transplants. Millions of registered organ donors die each year, but few have their kidneys recovered and transplanted. Meanwhile, more than 90,000 Americans are on an organ donor waiting list, waiting for a kidney. Winston-Salem's BMI OrganBank is developing a room-temperature oxygenated perfusion platform, called OrganBank Transport, which has "great promise for extending preservation times and improving post-transplant outcomes."

The Dash and architecture firm West & Stem Architects are adding Lost Worlds Beer Garden for Lost Worlds Brewing Company at Truist Stadium.

Translational Eye and Vision Research Center:
Wake Forest University School of Medicine is launching a new Translational Eye and Vision Research Center, across the street from the proposed Eye Institute, at Biotech Place in downtown Winston-Salem's IQ District. The university envisions the center serving as a hub that will redefine the landscape of eye and vision research. The center will combine vision researchers from across Advocate Health and peer academic institutions, stakeholder research organizations and biotechnology and community partners. Central to the center's initiatives are pilot and travel award programs designed to expedite discovery and innovation. These programs will empower vision scientists and clinician-scientists to pursue groundbreaking research, driving progress in the field. Additionally, the center will feature four research cores and have a seminar series and special events, to cultivate a rich collaborative atmosphere for the next generation of vision scientists.

The site is owned by the development team and isn't on the market, so maybe it's just on a long hold, as a few media sources have said? I would be concerned if the site was for sale. The last update I had was work would start in the Spring of this year, but I haven't been able to contact that source since late last year. I'm sort of expecting nothing to happen at the site this Spring, but as long as they are willing to pay the taxes, they can sit on the site until any issues improve. They are deep pocketed.

I'm trying to find updates on a few projects we haven't heard from in a while. Anyone have an update on the airport terminal restoration? I'm still asking-around about that one.

Wow! Extreme 80s!

Realty Building Apartments:
I decided to look into this project, since I haven't seen any progress. They are making revisions to their plans for this skinny 1922 building on downtown's Restaurant Row. Abbotts Creek Studio is the architect for this project. According to the architect, the building will have three studio apartments on the second floor, three more studio apartments on the third floor, and three studio apartments on the fourth floor. The fifth floor will have two two-bedroom apartments. They will also update the existing elevator. As I previously reported, last year, no changes are expected on the first floor. Yes, this project is moving forward. It just takes a while. The developers are actually more known for nice restaurants. Maybe we will see more adaptive-reuse projects from them in the near future?

George Black House & Brickyard Museum:

New Winery:
Winston-Salem's Yadkin Valley AVA has a new winery. Christian Paul Vineyards is opening with traminette, malbec, cabernet sauvignon, and chardonnay planted on its grounds. There are plans to plant montepulciano this spring. Their wines include grenache rosé, merlot, sauvignon blanc, shiraz, and a blanc de blancs sparkling chardonnay with plans to add a petit verdot and montepulciano. The tasting room is open Thursday through Saturday, 11 a.m., to 6 p.m., and Sunday, noon to 6 p.m.,. Winston-Salem's Yadkin Valley is North Carolina's wine country and a popular tourist attraction.

The Haven at Wake Apartments:

Union Cross Development:
Front Street Capital has acquired 30.21 acres at Wallburg Road and Hayes Drive, next to Union Cross Business Park, as a future development site. The land has easy access to Interstate 74. It's also across the street from one of the most interesting City parks, due to it's previous use as an Air Force Base with massive radar systems.

While 1001 may still be stalled-out, Stemz is moving ahead with renovations on their 1,970-square-foot section of the building. They will have their own entrance, so they can start now.

Dream Kreams Artisanal Creamery has signed a lease for retail space in the Liberty Plaza Office Building. They will sell ice cream, pastries, and coffee. The space should open March 23, 2024.

Whitaker Park Mixed-use Project:
This retail and residential project is still active, but the Marriott Hotel is cancelled. The hotel will be replaced with more apartments. This development is expected to have nearly 200 apartment units, including some live-work units, and maybe up to 10 retail spaces.

African-American History Museum:
Triad Cultural Arts received a $3,000 North Carolina Humanities Grant for their Shotgun House Legacy Site project. The money will be used to help preserve the legacy of historic shotgun houses in Winston-Salem, through the restoration of this house. Many of these buildings date back to 1872 and this was the city’s first planned Black community, known as Liberia. The Shotgun House Legacy Site project will also preserve the neighborhood's stories and memories.

Event Center of the Week:
4348 Thomasville Road is being studied for a possible event center! Yes, another event center. It seems as if everyone wants to open an event center in Winston-Salem right now. How much demand does this city have for event centers?

Lofts @ Whitaker Park:
Completion of the first building is set for June 2024 and completion of the second building is set for August or September 2024, depending on how quickly they can complete the penthouses. The seven penthouses are 1,257-to-1,403-square-feet. The lease rates for the units are $1,192 for the smallest one bedroom unit to $4,507 for the largest penthouse unit.

University Corporate Center Renovations:
KinderCare Learning Centers will open at University Corporate Center. Construction has already started on the upfit and renderings show how it will change the landscaping of the office building. Completion is set for September 2024. It will offer pre-K care and will be designed for 5-Star N.C., quality-rated licensure and National Association for the Education of Young Children accreditation. This should make the building more attractive to new office tenants and help retain existing office tenants.

Southside Beer Garden's Instagram had a short lived post/story last night with a screen shot of a text from the owner to the bar manager (apparently ran the account). The text from the owner to the employee stated that they were closing immediately and weren't sure if they were ever going to open back up. The employee added commentary to the post and was disgruntled by the way they were told of the closing. Their Instagram now states "temporarily closed".

The building looks like it will be between six and eight floors. The photo in the article below is confusing. It shows the first floor as either one floor or three floors. I have attached an article taken from WS Today talking about the topping out of this building.

That’s unfortunate about SSBG, I wasn’t able to see that picture but their Instagram still says temporarily closed. Hopefully, they can figure it out, or if that owner can’t, sell it to someone who keeps things going. I’d hate to lose it as I love the heart of the little strip of Swaims, Acadia Foods, Monstercade, Slappy’s, WPBS, and SSBG.

Hoots also announced that they’re stopping brewing operations and are moving to a bar and music venue. It’s a fairly interesting move but selfishly I hate losing the one really unique brewery in town as all of the others feel kinda sameish and not very differentiated. That’s not a slight on the others as I think we have amazing breweries and personally love a day at Fiddlin’, but I think Hoots will be missed.

However, they’re saying that they’re transforming the brewing space into a midsized ~200 person music venue. I think gaining that size venue back in town is massive and is something that’s been desperately missing. My biggest concern for the short term is the lack of packing and the general flow of that area is fairly bad, especially when ramping to 200 people for a concert.

With more and more activity happening in West End I wouldn’t be shocked to see some changes to make the flow of the space work better for foot traffic in the area in the coming years.
