LDA23-0233 Windsor Park Rezoning - 116st - 88ave



The City of Edmonton received an application to rezone three adjoining properties on 116 Street in the Windsor Park neighbourhood. The developer wants to upzone the sites from small-scale residential to medium-scale residential, which would allow for a 23-metre residential building with possible ground-floor commercial space.

What would be the better outcome here? Allow the extension on the condition that it gets paved and landscaped before allowing any more parking on the site or just say no? If they say no, it's likely just going to remain an empty eye sore for several years BUT I would like the city to start taking a hard stance against this garbage.

I hope they deny the extension.

You Can't tell a developer to develop their properties at anytime. It doesn't work this way. Its market driven and this is common knowledge. The city can zone and suggest...but you can't mandate a company to build and develop because the city wants this. That would be Communism.

Ok, well then the City should take the 'stick' approach as they've given Katz enough 'carrots' over the last 15 years.

You want to sit on your lots and do nothing while receiving hundreds of millions to subsidize your arena while other developers continue to build in the area?

That's partially true. Cities can and do set development time frames for cases like this. Well, cities with spines, anyway. Granted that it's fairly rare and usually is contingent on a number of factors but it has been done. 15 years? Yeah, you can more or less light a fire under a developer's 🞵🞵🞵 if you have the will.

Proof please.

I'd be interested to know where/when a developer was forced against their will to develop a project.
