Wink MIAMI | Delano Residences (400 Biscayne Blvd) | 985 FT | 90 FLOORS

After Waldorf Astoria's historic sales success, the sales center is now up for sale.

The developers have proposed a 408 Unit building with 74 floors but the buyer is able to develop to 80 floors by right and higher with bonuses.

A total of 704 units can be built with bonuses and 1,408 lodging units with bonuses.

0 Parking spaces are required as it's within 1,000 feet of a metromover station.

The developer can chose to move forward with the plans or continue with a new development.

I know it's just conceptual, but something that sharp would help further define Miami's skyline.

Agreed. I'd love to see this developed with the current massing. The shard-like point to the top is the perfect skyline foil to Waldorf Astoria's offset stacked boxes. I even like how the slope is oreinted in the same direction as the offest of Waldor-Astoria's top box, and is at a similar angle if you were to complete the triangle at the top.

No, that proposal (340 Biscayne) is in-between this proposal and Waldorf where the Holiday Inn currently is. I hope that project is not built as it would screw this awesome skyline cluster.

I kind of like the WTC project, seeing that Miami doesn't have a WTC building unlike NY and SF. It's a supertall (988 ft), and the wraparound design is very unique. We'll see what happens after this decade is done, but I believe that the more supertalls in Miami, the better, that's just me! If anything, the WTC project can be moved to 500 Biscayne!!!

Miami "supertall" developer plans another downtown skyscraper

Martin Vassolo

Quote:
The Delano Residences Miami, at 400 Biscayne Blvd., will rise 985 feet and feature 421 residences, each beginning at $800,000.

The Miami-based PMG, which is partnering with Ennismore on the project, says the Delano will include an 800-foot-high "Sky Pool" and an observation floor with a glass deck that will be open to ticketed visitors.

^ It does. It will further help define the skyline.

I preferred the sharp concept, but I'm not saying no to another tall tower in Miami.

I like that we are getting a proper observation deck in Miami.

The renderings do say conceptual, so it could be further refined into a more pointed version.

With sales beginning next month I doubt they'll be any other changes to the design. They could add a couple of more floors if demand is high.

The placeholder rendering was a sharp tower that would've also defined the skyline but look beyond the crown feature and get closer into the details, it's more in tune with every other Miami high-rise. This new design will stand out up close and from afar. It exudes luxury imo.

We shall see. That disclaimer is there for a reason, so I wouldn't rule out any changes. The demand alone is enough to kick off sales. Not saying we are getting anything completely different, but again, we shall see.

That warning is typically there for legality purposes, and is often on most Miami condo renderings. However you are right that they can change the building, and many developers often do.

Fancy renderings with the tag are often value engineered, given less windows, etc. Not saying this will follow the same course, but they're putting that there in case a change (whether positive or negative) comes about.

Love it, much nicer than the average tower going up in Miami I agree it's giving Dubai vibes.
