The three-phase project will also include the installation of water and sewer lines, a storm sewer component, culverts over watercourses, curbs, a new water tower and asphalt paving.

Multipurpose trails will also be built alongside the road, according to a news release from the city.

“The rapid growth of our population continues to generate housing and transportation needs. Extending Dieppe Boulevard will enable us to support this growth,” Mayor Yvon Lapierre said in the release.

Officials said the expansion will also enable the servicing of 500 acres of development-ready land along the Dieppe Boulevard extension, potentially generating more than $18 million annually in property taxes alone.

Marc-André Cormier, director of engineering for the City of Dieppe, said the preliminary design of the boulevard is 95 per cent complete.

The timing is perfect for the planned new anglophone K-12 school in Dieppe. I would be willing to bet anything the new school will be built along the new extended portion of Dieppe Blvd.

These decisions are not made in a vacuum. I'm sure the provincial government is funding this project partially in anticipation of the impending construction of the new K-12 anglophone school.

Where are they planning connections with the neighbourhoods to the west? LeBlanc, Amirault, and somewhere to the south of Amirault?

LeBlanc, Amireault for sure, maybe Pelagie and perhaps another new intersection to be determined (based on the supplied graphic)

It would make a lot of sense, but this would transfer responsibility for the roadway to the province, and they may not want to do that

Dieppe's building boom created 926 housing units in 2023, an increase of 208 units or 29 per cent over the previous year

The previous record had been $119.4M in 2022. So, they blew the record out of the water this year.

The article included a list of the major building permits issued in 2023:

• 250 Acadie Avenue: $18 million building permit for a new 126-unit apartment building, which is scheduled to begin in the spring of 2024.

• 530-570 Dieppe Boulevard: $15-million building permit for a new Atlantic Superstore and strip mall at 530-570 Dieppe Boulevard, which includes a new Shoppers Drug Mart.

• 250 Lorette St.: $9 million building permit for a 67-unit apartment building.

• 75 Melanie St.: $8.7 million permit for a 48-unit apartment building.

• 339 Champlain St.: $8.5 million for a six-storey building with commercial space on ground floor and 48 housing units on the upper floors, with underground parking.

• 100 Sorbonne St.: $7.5 million permit for a four-storey, 71-unit apartment building with underground parking.

• 544 Gauvin Road: $7.5 million permit for a four-storey, 39-unit apartment building with underground parking.

• 1542 Champlain St.: $7.2 million permit for a four-storey, 52-unit apartment building.

• 1400 Hartnett St.: $6 million permit to Eddy Group for showrooms, office and warehouse.

• 1205 Aviation Ave.: $4.5 million permit to Emco for industrial building, office, warehouse.

• 1085 Aviation Ave.: $3.3 million permit for CE3 Electronics warehouse.

• 1350 Aviation Ave.: $3.4 million permit for Black & McDonald office and warehouse.

• 665 Champlain St.: $2.4 million permit for new health clinic.

• 50 Rufin St.: $2 million permit for new strip mall (Global Pet Foods).

• 279 Lafayette St.: $2 million permit for $16 unit apartment building.

It should be noted that the top item valued at $18M corresponds to the address of Promenade Neuf Phase Two. Plans for this lot may have changed, but, construction is anticipated for spring of 2024, and, this should be a major project.

Three five-storey buildings with 84 units each being built by Martell Properties on the land bordering Fox Creek Golf Club.

TriDev Corp. will build three 18-unit buildings south of the above mentioned build.

300 new units total.

I just drove by to have a look. I would say they are starting work on the internal roadway network for this new neighbourhood.



I wonder if they still plan the new roundabout on Dieppe Blvd???

A source has just advised me that St. James Gate at the Fox Creek Golf Club is now permanently closed.

I'm actually a little upset at this. I've eaten there a number of times and enjoyed the atmosphere quite a bit.

The downtown Moncton location of St. James Gate remains open.

They interviewed the chairman of the Anglophone East School Board on CBC Radio this morning, and he confirmed that the district would prefer the Dieppe Blvd extension as the home for the new K-12 anglophone school in the city. This is subject to negotiations with the city of Dieppe (which may have different ideas), as well as the province. Personally, I think a Dieppe Blvd location is a no brainer.

The chairman made the off the cuff comment during the interview that they could repatriate 500 students from MHS by building this new school. Since the school will be an all grade facility and not just a high school, this implies we are looking at a large facility, probably in the range of 1500 students
