Zillow generates some self-serving clickbait...


Realtors only make money when there is a transaction. Zillow links people to realtors. Therefore it's in Zillow's self-interest to motivate people to sell their homes by making them believe that "now is a good time to sell".

That is a charming house. I'd much rather live there than in one of those oversized nouveau riche palaces in the hills. Give me a house like this, maybe in Pacific Palisades, and I'd be very happy.

^ oh, I didn't know any of that backstory, the house just popped up in my news feed, and I was like, "damn, that is one hell of an attractive palace".

And it sits on like 2 acres of land. In the city!!

Even without the backstory, $2.5 million seems extremely ambitious for the Boston-Edison house. They must be marketing it to an audience outside of the Detroit area.

Yeah, that sounds really high. $2.5 million is a pretty high price for Metro Detroit.

And the upkeep on these kinds of historic homes is pretty crazy. I have a friend with a home in Rosedale Park, which is kind of a more middle class version of Boston Edison. In his case, replacing all the historic casement windows would amount to half the value of the property. You can forget Home Depot runs; everything is custom.

This is around the corner from me. When we moved into East Atlanta 17 years ago sales in the 5's and 6's were eye-openers. It stayed that way for a while. Then in the last say 5 to 10 years we started seeing 7's, 8's. We're jumping the shark now with stuff like below. $1.3 million. This is a second story addition renovation. It was a one story brick ranch last year. Absurd. A post about this house on a FB neighborhood page has hundreds of comments.

Yeah, those old houses in Detroit cost just as much to maintain as Brooklyn brownstones, but are worth a fraction of what a typical brownstone is worth. It isn't sustainable. This is why I've long said that Metro Detroit needs a green belt or development freeze in order to stabilize land values. Otherwise they'll continue to lose historic architecture in the core because the ownership math doesn't make sense.

Fully renovated mid-century modern home tucked away in the heart of the city on Soldier's Circle, part of Frederick Olmstead's parkway system. This home was meticulously redone inside and out. $1.35M in Buffalo is the highest I have seen listed for any mid-century home in the city of Buffalo.

The house is not midcentury (is a cape style house) and the inside is dated. The interior choices would make sense perhaps in a true midcentury house but even then they'd still be dated.

lmao what are you talking about? Home prices in Metro Detroit have continued to soar. So, no. Your narrative is wrong.

Boston Edison is one of the most immaculate parts of the city and always has been, so clearly it's sustainable.

House prices in metro Detroit rising the most in the country

It surprised me to hear that Metro Detroit beat out Miami because of the popularity of the market with wealthy individuals from across the county. That aside Detroit Region certainly has seen prices rise across the board with some of the highest rates in the most depressed areas like Flint at 27.5%.

There a factor playing in is a rebound from prices depressed during the lost decade of economic development. Strong regional and city economic fundamentals including the high percentage and number of STEM workers that helped soak up white collar auto losses into tech. There’s also the general auto rebound of the 2010’s & the current investment the city, state & region have receiving in battery, chip and traditional manufacturing shows that there’s a strong base for the recovery.

Violent crime seeing a historic drop is not likely playing much into this years value rise but the over all trend of hitting the least number of homicides since 1966 has likely played into the longer term. The trend started in 2016 and went through the 2018 year. 2023-2024 have had the lowest numbers yet as well as the lowest number of carjackings on record.

That said there are some crazy drops in home sale value in Bloomfield Hills while the twp has an increase same with some of the Pointes. Home price increases are a great metic to judge an overall economic situation because you get data points like +75% Grosse Pointe Shores but it’s an interesting situation non the less. Smaller cities can get their numbers skewed, if many people who made big investments while interest rates were low it could account for it.

For the argument that the area is overvalued I would point to relatively as long as the regions economy is doing well and the home prices are significantly less than the rest of the country it will likely rise. Perhaps not as fast & if there is a national recession I expect the area to lose value how much who knows if I did I wouldn’t say it here id sell my advice lol.
