Does anyone remember the proposal from Mike Cavenaugh to build two 5 story 30 unit buildings on the end of Manners Sutton Rd in Millidgeville? It was about 5 years ago. There was a huge outpouring of opposition from the area and Cavanaugh withdrew the plan the night of the council meeting after having had a 7-1 PAC vote to recommend denying permission earlier.

I see on the SNB site the land where this was proposed (a 3+ acre parcel at the end of the street zoned single family) has just been sold. Word is it is an individual intending to build a single home.

Interesting to see the sale price vs the assessed value! ������ ........maybe if the assessments on vacant land better reflected the market value there would be more land made available for development?

This CBC story says the original application was to have been condos but I seem to remember what was proposed was apartments......not sure>

Vacant, serviced land in the PDA needs to have extra 0 added to the assessment, yesterday. It's wildly undervalued. I don't think even pre-boom you could get much for less than assessed.

Sooo......would you say if a property sells at 1148% of it's assessed value the SNB assessment might have been just a touch low?

Agreed. Is this the one that butts up against PetSmart/ANBL/Sobeys? Looks like a much bigger footprint than last time I was out there.

I think they own Ashburn Place at the bottom of Retail Dr - wonder if that will be torn down for new intersection, or if other direction (mobile home sales area)

I can't remember if we have seen the actual plans for the realignment of the intersection.....anybody? What I remember seemed to be mostly talk about moving the bottom of Retail Drive to better meet Ashburn, not the other way around.

Wasn't there talk from the city about traffic circles lately that suggested this as one of the possible locations that could benefit from one? If they were to go this route I think you would need land on both sides of Rothesay Ave rather than just one.

EDIT.....

Correction.....It wasn't here but rather where Ashburn Lake Rd meets the Rothesay Road, not Rothesay Ave.

Proposed YSJ Redevelopment

These are really odd and rather poorly done renderings. I'd say the Hilton is as unlikely to be a part of any project at YSJ as the A380 they appear to have taking off from the airport. #pipedream

Agree these designs make no sense and look very amateur. Nothing from anyone with credible experience in airport design/layout. While some components/ideas that are proposed in this seem possible, zero percent chance it looks or works as projected in this “vision”.

Looking through their FB page, they are a local company. However scrolling through their other work, their other designs look better than these concepts. They've designed the city hall redevelopment, designed the logo for 99 King (which probably isn't happening lol), and there is a design rendering of a new bus stop shelter at the bottom of King Street in front of the new proposed temporary park. They also have some other random design concepts for like offices and bathroom renos.

Technically it was the company that designed them that released these, not the airport officials lol.
