Viewcones aren't even Sim's thing, that's our dear alumn Meiszner. I wish him and his motion luck but he's got a big hill to climb with that one.

In June 2020 Councilor Kirby-Young submitted a Motion for the 4-floors-and-corner stores update. (that's the only one I can think of right now that "belongs" to them)

This got roped into the City Plan I believe and we'll maybe get this approved before the end of 2024. I think it's simply a part of the broad changes the City is making to all zoning. So picture all the work they did / are going for multiplex and Villages just with some added corner stores in the "Allowable Ues" section of a zoning schedule.

That's my understanding of it.

There are 11 projects on the City's website, and at least 13 more on the City's 'review' website that haven't yet made it to the 'Shaping Your City' webpages. Quite a few of those 11 projects were submitted towards the end on 2023, (so wouldn't be expected to make it to Council yet), but at least one was submitted over a year ago.

How many towers went before Council at a Public Hearing in the last 15 months?

I think 8 or maybe a dozen in the whole city

If they mean Overall in the city in the last 15 months, then there would be the Seymour hotel tower, Vaness double-tower, main street timber tower etc.

Yes - I was just picking up on the Broadway Plan towers submitted (as that initiated the discussion). It suggests they're not prioritising Broadway towers over any others. As you say, they've approved other towers too - we'd need Feathered Friend's detailed knowledge to know just how many! And many more have been submitted.

And that Motion was passed in October 2023 and we won't get anything this year.

I think total Broadway tower submissions could by now easily be 40.

So impatient all of a sudden? You need to chill like how you were patient with the Gregor/Kennedy governments during the 8 lousy years. Like you said, so many tower projects are submitted to ABC during their tenure, and that reflects developer's confidence in them.

The projects were submitted to the City of Vancouver once the Plan had been adopted. The rezonings will be considered by City Council, (with a majority of ABC members, for now) who will decide whether to approve, or refuse them, based on the Plan initiated by the Vision Council, and developed during the Kennedy Stewart era Council.

The developers, assuming they all build their towers, have confidence in the plan, and the process, and a continued need for new rental housing near transit. They don't care who is on Council, unless they might refuse their project.

Us developers are applying for towers in the Broadway Plan (and I think most any other plan) that were formed and approved by former mayors and council. They are "excited" to do so because there is a rush to secure your tower's "rights" to exist before a neighbour punts you out of being able to, due to the tower limitations per block in the Broadway Plan.

Rezonings take years and the vacancy is near zero. Of course developers are apply for maximum profit where we are allowed to.

ABC this term will definitely approved these upcoming towers at Public Hearing, but I'm not sure I understand your point. When ABC releases their housing policies I will support them, because more housing = good. Until then... they're not exactly what I thought they'd be.

I thought they would be more free market in the "okay to build zones", but somehow Pete Fry has become more sensical the last 2 years. That's a twilight zone episode right there for me.

ABC supports the Broadway Plan and their hand has been forced on up zoning by the Province. I'm not sure they need anything bold beyond that. Especially with the underserved existing Skytrain stations, not to mention the new ones.

People call them NIMBY but I have yet to see real evidence of that. They've approved everything put in front of them as far as I know, even stuff like Jericho that has some west side whitehairs in a tizzie.

I'm more interested in Sim's 3/3/3/3 or whatever streamlining of the process. Where is that at?

I'm not sure about Fry but Carr was traditionally the Green that was ridiculously against more density a lot of the time, while living in the West End and enjoying how walkable it is.

Oh ya sorry it was two thoughts in once sentence. I meant "they being more free market" is in ABC, and Fry being less "Green Party NIMBY" recently.
