North Vancouver District approves controversial supportive housing
Council voted unanimously in favour of the project

A proposed supportive housing project that drew massive backlash from the neighbouring community has been unanimously approved by District of North Vancouver council.

At a regular meeting Monday evening, the hands of all seven elected officials went up in district chambers, voting in favour of building a supportive housing facility at 1200 East Keith Rd. Once built, the six-storey building will include 60 studio apartments and five complex care units for people on the North Shore who are at risk of or experiencing homelessness. The development will receive funding from BC Housing and Vancouver Coastal Health, and be managed by Lu’ma Native Housing Society.

If you build it, they will come. I would rather the DTES just become the hub for all the homeless in the Lower Mainland honestly.

Man if I was temporarily homeless due to some extreme unforeseen disaster, I'd literally do anything other than move into the DTES as a vulnerable resident. That place is a death spiral waiting to happen. I just don't think concentration of poverty works well for anyone.

I guess it's something to provide more beds than Coquitlam (yet fewer than Maple Ridge), but we really need to do more to stop dumping all the problems into the DTES.

So this will bring the North Vancouver (combined District and City) from 25 to 90 beds. Representing 1.0% of all the beds in the region, with North Vancouver (district and city) having 5.5% of all the people in the region. Still need to quintuple the beds in North Van to match the population proportionally.

Funnily enough though, the worst undersupply of beds in the region isn't on the North Shore, it's actually in Surrey which has 21.5% of the regions population and 8.8% of the beds, representing an undersupply of -12.7%. (although they'd only need to roughly triple their number of beds to no longer have an undersupply). They'd need to add nearly 5,400 beds in order to match Vancouver proportionally. North Vancouver would need to add nearly 1,500.

Vancouver is the only municipality without an under supply, although New West is close supplying 2.1% of the beds with only 3.0% of the population.

Isn't that just extreme weather beds? If you account for all the SROs it's probably even more lopsided.

There must be more than 25 beds in North Vancouver considering they took over the Travelodge which was 61 rooms of supportive housing. Lookout Society North Shore Housing Centre has 25 units of transition housing and 25 shelter beds + 15 emergency beds.

Absolutely! It’s like a sick joke putting at risk people in the dtes.

It's obvious but still worth remembering too that the homeless don't appear out of thin air in the Downtown Eastside - they can come from anywhere and would probably prefer to stay close to home. Plenty of homeless out in the suburbs and I think it makes sense to provide them with housing options in their own communities, rather than treat the DTES as the automatic destination whenever you've hit rock bottom.

Little out of left field here but wondering if anyone's heard more news about new tenants in the big mixed-use development on 3rd Street (Innova)? A few months ago I read an offhand comment from someone on Reddit saying that Choices Market was rumored to be opening a location there, but I can't seem to locate it now.

edit: Found the comment on reddit. Seems like 3rd and St. Davids would be an ideal location for a grocer with a profile like Choices....even if they have a location that's not too far down Marine Drive.

West Vancouver densification at work in blue.

They will barely allow a new tower in Ambleside and they are worried about 55 storey monsters. Life of a West Vancouver NIMBY.

Quote:
But another resident warned he wouldn’t want to see Ambleside start to look like Yaletown.

“Fifty-five storeys in Vancouver have become acceptable,” he said. “I don’t think it should ever be acceptable here.”

Not to worry, old man - at the rate West Van's going, even Olympic Village won't be acceptable in your lifetime.

An already-approved but not-yet-built development in Lower Lonsdale will be getting a lot more renters and a lot less parking.

Council voted unanimously Monday on Anthem Sunshine Development’s request to convert their five-storey project at 149 West Third St. from 50 strata units to 80 rentals, while keeping the building’s height and gross floor area the same.

Because the city’s zoning bylaw requires only 0.6 stalls per unit for rentals compared to 1.05 for stratas, the change would allow the developer to eliminate one level of underground parking, making the all-rental project financially viable.

Today, the property is a demolition site but it was once home to a produce store, restaurants and North Shore Bowl.

City planning staff acknowledged that it was “a bit of an unusual type of report” coming before council but, because the change would add to the city’s rental stock, staff recommended council approve the request.

The developer will still have to meet the same requirements for commercial and disability parking, proportion of three-bedroom units and adaptable units included in the proposal at the time of its original rezoning, which council supported unanimously in 2022.

The Cap Mall OCP Amendment has appeared on CNV's map of active applications, though the application details themselves haven't been posted yet.

CNV told North Shore News in June 2023 that they were expecting Quadreal to submit a formal application in late fall or early winter, so hopefully we see their ideas for how to develop the space soon.

They haven't shared the density or makeup or residential/commercial/offices but this is their planning site:

I'm guessing a 2-3 year process for the Master Plan/OCP amendment/rezoning?

Oakridge Park was around 28 acres. Cap Mall is half the size at 14 acres. The strip malls to the east are another 11 or so acres and are probably prime for redevelopment.

Lonsdale Quay renovation. Still no progress. Project appears to be abandoned.
