What? This is UWMs Q3 results. Their earnings we're negative in Q3'22 but 2023 has been a great year for profits. Look for more investment in the Suns/Mercury at this rate.

- Q3 2023 UWM Holdings Corporation beats earnings expectations. Reported EPS is $0.15, expectations were $0.05.
- Originations of $29.7 billion in 3Q23, compared to $31.8 billion in 2Q23 and $33.5 billion in 3Q22
- Adjusted EBITDA of $112.1 million in 3Q23 compared to $125.4 million in 2Q23 and $(1.4) million in 3Q22
- Total equity of $3.1 billion at September 30, 2023, compared to $2.9 billion at June 30, 2023, and $3.4 billion at September 30, 2022

Elizabeth Berthelette, author of the Newmark report, said Phoenix has a long history in advanced manufacturing with companies such as Intel and Honeywell over the past 50-plus years.

"Having that basis of skill-level, other facilities, other types of companies doing similar things — R&D, highly-skilled manufacturing and production — has really continued to attract new announcements," she said. "It's the business climate, economic climate, less expensive power, more development opportunities."

The resurgence of manufacturing in the United States has brought a host of companies to Arizona, including technology giants Taiwan Semiconductor Manufacturing Co. and LG Energy Solution. The average square footage of mega investments is 1.45 million square feet, while the average manufacturing lease has averaged about 45,000 square feet, according to Newmark.

Bob Hess, a site selector who is vice chairman of global strategy for Newmark, said Phoenix's past reputation as a bland hub of call centers and insurance firms as well as companies exiting California, was a precursor to the growth the region is now seeing. Because of a concerted effort by leaders to diversify the economy and a major network of universities and community colleges, more companies now want to relocate to the Valley...

Newmark found that the Phoenix market had nearly 75,000 advanced manufacturing workers as of 2023, although finding the labor to fill the new jobs will be a challenge across all markets...

High-tech and digitalization such as semiconductors, automotive and transportation, energy and biomanufacturing are four of the main manufacturing sectors driving much of the growth.

In Q3 2023, the manufacturing sector made up nearly 12% of the industrial inventory under construction in metro Phoenix, according to Newmark. In Austin, another major industrial market, manufacturing made up 13.5% of projects under construction in the same time period...

Delays in the second phase of TSMC, but the first phase appears to be on track for a first half of 2025 opening.

At the last update the full TSMC campus will be 6 fabs like 100 billion in investment and construction right through 2030 so none of this is really surprising.

Discount Tire looks to be in North Phoenix/Scottsdale near the 101 and Route 51. Not sure where Republic Services will be.

Quite an interesting location - they are extending Mayo west of Tatum and up to L101 (and possibly across to the north side...) - SE corner of L101/SR51. The land is along Mayo west of Tatum - kind of back by the MIM. Opens up a whole new area to develop over there.

A few crappy mobile phone quality images recently. If we end up with around 15-20 new towers in the next growth cycle the gap between downtown and midtown will probably cease to exist.

/\Thanks for the pics. That first one really shows the progress that's been made in northern downtown. The 2nd one makes me really really want Astra to be built.

locolife where was that second skyline pic taken? I've tried in vain trying to find a good spot from that vantage point that didn't require me to be a passenger in a moving vehicle with the windows rolled down driving on the stack...

Well you nailed how I took that photo, which is why I think it sucks and doesn’t capture the full skyline effect you get from this angle when driving into the city. I went on a few taller rides at the fair last year hoping to get a good angle but it wasn’t the right distance and angle so I ended up with obstructions.

I can’t think of any taller buildings or natural terrain in the same proximity as the stack to give a long photo opportunity. Maybe going during rush hour could work if traffic is very slow or stopped.

We need a brave Photographer to throw their hazards on and park on the flyover ramp to snag a few

I've gone to the top row of the football stadium at Phoenix College trying to get a decent shot but it's a little too far north and not far enough west to really capture the breadth of the Skyline.

There's also a parking garage by the Department of Education Building but I've only gotten access to that because I was attending trainings at the Supreme Court. My unicorn shot is somewhere northwest of Downtown near the fairgrounds.

Yeah, that's the rough area I think has the best view too. I'm guessing a drone is the best way to go which is I think how this shot was taken, kind of from the same area we're talking about (NW of the city). I don't have one nor do I know the rules about them, probably won't ever have one but if someone on the forum does I'm all for it.

I think the library is missing out big time on a rooftop observation/event space overlooking the skyline. I could be wrong but I think from the roof it has to be an amazing view south and even north/east.

When I lived with my parents in Ahwatukee but worked at Park Central back in the late 2000s, I used to spend time on the fifth floor of the library after work just to watch the sunsets on the skyline while waiting for traffic on the 10 to die down during rush hour. The amount of development since then should make for an even better view.
