I guess new office really just isn't worth building right now?

These guys are going to be launching at a similar time as Bosa Parkway 2/Anthem Georgetown 3/Concord Piano so maybe not the best timing.

StreetSide's built many homes across the lower Mainland and is a part of Qualico which builds thousands of homes across western Canada and some parts of the U.S. too.

I wouldn't be concerned in their ability to deliver a high-rise product.

Looks like the only background they have is townhomes and a mid rise in White Rock.

Oh wow, good find. I actually really liked the design of that tower, The Manhatten I believe.

Bit surprised, I think the city even did some sort of land swap with them for transit purposes. It's also a court ordered sale.

WestStone Group also holds a bit of land in that immediate area, and I don't think things are looking too great for them either. Their tower 'Neon' was supposed to have a 2024 completion and they haven't made any noise about it so far. Their Innovation Village site was also announced nearly a decade ago and they were promising pretty insane returns if you invested in it, and I heard they've completed ghosted all investors. Correct me if I'm wrong but their track record in the area is also not the best with one tower that was built to the wrong code and the other tower that didn't have blinds for like a year after completion.

Highrise application is currently pending on that site. (19-0095)

Since we're talking about land, I also noticed the GEC site is no longer for sale, anyone know anything about that? Was purchased for $8.75m and listed for like $60M with the designs/zoning.

Confused how there is a site plan for the area around SMH, yet there are properties for sale that are accounted for in the plan. Am I missing something?

The plan doesn't make anything happen. It allows developers to build whatever the plan says is allowed, but they have to buy and assemble the sites, often from multiple owners. They have to decide how much a site is worth. The plan dramatically increases the land value. Normally a 20 year old house on an 8,468 sqft lot wouldn't be worth $7,500,000 in Surrey, but as part of a development site, it might be. (Or it might not be worth that much, and it'll sit on the market for some time, and nothing gets developed in that location).
