Four years after a plan to renew Quilchena Gardens with 400 market rental, & 100 moderate income rental homes fell apart, a proposal under the existing 60 year old bylaw will replace its 80 mostly vacant rental homes with 69 strata, & 33 rental townhomes instead.

Given what we saw at the 2019 open house, this decision wasn’t based on public feedback, & while this site was sold in 2021, we've heard the new ownership isn’t adverse to building rental homes. Maybe the answer is that this lengthy process was no longer worth the headache.

I guess that block will eventually get redeveloped but it's so narrow with XL Lofts behind it. Only really makes sense if the Wendys gets included I guess.

Consolidation would require closure or diversion of the alley which may may it hard for XL ofts to be serviced by garbage trucks, etc.

Yeah and if they didn't have all the lots along Broadway those businesses would need some access as well. I guess maybe some short redevelopment along Broadway and a larger building on Cambie is the most likely.

Having the lane connect to 8th should be fine.

This was posted a while back.
The outrage was that the zoning only allowed 3 single family houses, so the redevelopment potential is from 8 townhouses to 3 houses.

Yeah that is absolutely ridiculous. ABC was only too happy to ram through increased zoning everywhere else but like every other council before them they don't have enough balls to upzone anything in Kits Point?! C'mon Peter if you're still here!

The most ridiculous part is they don't even have to "upzone" this lot for higher density, the fact they can't even zone for what's already there is insanity.

The fact that this development already exists there with people living in it, but it's illegal to rebuild the same structure just shows that infrastructure/parking/services restricting zoning is to some extent a farce.

makes you wonder how this original townhouse development got built... clearly something changed at some point. they should at a minimum allow the same development as existing...

From the 70s or 80s before NIMBYs dominated.

It was built '72 so planning would have been late 60s.

EDIT: Well things did move faster back then, it looks like it was approved by council in April '71.
