Projects & Construction:
I want to thank the local businesses, sharing updates on projects, who make this thread possible. Without you, these updates won't happen.

I knew this would happen one day... no photographs. I searched multiple social sites and they returned nothing. Nothing at the contractors, architects, developers, employees at the projects, DWSP, local photographers, visitors, festivals, GWS, museum, hashtags, newsletters, location tags, etc., just a newspaper photograph, a TV news video, and a County photograph. Not even a video I could take still images of construction from! I do think the fad of people photographing everything has past. This is one of the reasons I previously only posted these big updates once a month. I could see the dramatic decline in construction photographs. Please photograph construction and share it with us. While the thread may load faster without them, they are a big deal for those who don't live here (like me) and those who are out-of-town (such as college students or someone on a long business trip) or someone serving in the military, away from home. They allow us to see progress on projects and keep-up with the construction. Thank you to those who have shared photographs in the past and will in the future.

Dai Nippon Printing Co. Ltd.:
Dai Nippon Printing Co. Ltd., will start hiring in October 2025 and could start operations by March 2026.

Metropolitan Mixed-use:
The first phase of this multi-phase development will be completed this week. Work has already started on the apartment building with retail in the second phase, with workers building concrete forms for the first floor. Completion of the second phase is set for July 2024.

Wager HQ Expansion:
Wager will expand their current operations by roughly 4,000-square-feet.

Winston Lake Park Renovations:
Richard Mandell Golf Architecture was hired to renovate/restore the historic Winston Lake Golf Course. As part of this restoration, around 50 acres of trees will be removed. These trees impact wind direction for players and also shade the grass, which can make it difficult to grow grass on parts of the course. Tree removal alone will cost $1 million.

New Tenants/Leases:
Doctor's Own Urgent Care will open at 4807 Country Club Road. JH Batten will upfit the space.

The 2601 Pilgrim Court office building has another tenant. Children's Home has leased Suite 100 and hired Frank L. Blum Construction to upfit the space.

Irie Plates has hired O'Brien Architecture to upfit 1515 Hanes Mall Boulevard in Kester Mill Village for their restaurant.

Salem Lake Park Improvements:
Hodgin Construction was hired to build the pier and this project will soon enter the bidding phase.

Loewy Building Apartments & Retail:
HAWS has entered permitting to renovate 901 North Cleveland Avenue into their new headquarters. It could be a $1.2 million-to-$1.6 million office renovation. When HAWS moves-out of the Art Deco Loewy Building on West Fourth Street, High Tide Capital can begin work, converting the Loewy Building from office space to residential and retail. Work on the Loewy Building is expected to begin in Spring 2024.

Granville Park Renovation:
The contractor will start in March 2024. Work to resurface the tennis courts will be completed next month.

Washington Park Renovation:
Work on the picnic shelter has already started and should be completed by Summer 2024.

Reynolds Park Golf Course:
Look for the replacement of two bridges.

Hanes Park Sports Facilities:
Dirt from the football stadium project could be used to help level Wiley Field.

TW Garner Campus:
It appears as if Forsyth County is ready to demolish the former Oldcastle CMU factory. This will allow county and school equipment to move here and allow TW Garner Foods (known for Texas Pete Hot Sauce) to expand their new facilities in a second phase. There is a possibility the county may keep the signature mid-century modern building at the site (with the 1950s diamonds) and use it for Sheriff's Department storage. However, the kilns, silos, material storage, and truck buildings will be demolished. The mid-century modern brick-clad structure, with exposed-aggregate concrete diamonds, is really the only building worth preserving at the site.

Alternative Transportation:

Amtrak at Union Station:
A new route was announced, according to Senator Thom Tillis, in the Corridor ID Program for North Carolina and Winston-Salem is on it. It's called the "Winston-Salem to Raleigh Corridor," connecting Union Station in Winston-Salem to Raleigh on an existing alignment. The Charlotte to Washington D.C., corridor is also included, which would improve service on that existing route by adding service to cities such as Winston-Salem. They are also looking at rehabilitating an abandoned rail line (changing the route) north of Raleigh that would shave an hour off travel time. This provides a grant to start the process of bringing Amtrak to Winston-Salem's restored Union Station.

Premier Stage at UNCSA:
Premier Stage at UNCSA in Winston-Salem will be shown on PBS North Carolina on Thursdays at 10 p.m., and nationally on the PBS app. It's a chance to see work from multiple UNCSA conservatories, such as dance, opera, chamber music, etc.,. PBS will also go behind the scenes to see what goes into these performances.

Thanks for the updates. So, quick question on the rail issue. Is the grant to study the route location implying it is approved or is the grant to study the feasibility of the route? I thought the latter.

I noticed a large area that is covered with some type of plastic tarp. I wonder if that’s the site for a soon to be announced project. Native Camel fourth photo showed it.

I didn't notice it until you posted on it. That appears to be the location of the big parking deck? I guess the parking deck is needed, to build anything there, so it's possible they could start construction on it? The plastic tarp could be a gas vapor barrier, since the site is a brownfield, but that is just a guess from me?

The NCDOT/N.C. Railroad finds routes they would like to add, narrows their list to the most feasible routes, and then pitches those route ideas to gain grant funding from the Corridor ID program. If they gain the grant (there are only so many of these grants available, nationally), they find what needs to be done to create the route, how much it will cost, will it impact endangered animals, ridership studies, and everything needed to then seek construction funding. There are so many steps before anything transportation-related can be constructed, which does drive-up cost in this country. This is a big deal, which explains the excitement around the announcement. It's great to see a Republican supporting it and Tillis is one of the state's more noteworthy Republicans.

4th and Green Apartments & Retail:
All concrete work is now completed, the underground parking deck is built, and the cores have topped-out. Workers will now start the wood framing.

Tanglewood Championship Course Clubhouse:
The clubhouse is on hold, while Forsyth County discusses how to value engineer it. Samet will be the General Contractor for this project, when it finally move forward.

Burton's Barbershop appears to be the next tenant at 2207 Sunnyside Avenue.

Clutch Coffee will open a new location at 289 South Stratford Road.

Eight West Third Apartments:
Is this project completed? It looks completed (to me) and it's leasing.

Kernersville Medical Center Expansion:
Novant Health Kernersville Medical Center completed their expanded intensive care unit. Each room provides patients with a new interactive digital tool that allows them to provide real-time feedback on their care.

Crystal Towers Renovation:

Downtown Amphitheatre:
DWSP is currently working to raise money for a feasibility study for a 5,000 seat amphitheatre. The study will provide an average budget to operate it and it will include the cost of construction. Expect something similar to RedHat Amphitheatre.

Liberty Plaza Renovation:
Local general contractor OmniVerus was hired to renovate the first and second floors of Liberty Plaza, which will include renovating the restrooms, replacing broken light fixtures, replacing the wall coverings, installing new floors, and replacing the ceiling tiles. They will also replace the storefront doors with new double doors.

Regenerative Medicine News:
WFIRM has received a $6 million five year grant from the National Institute for Diabetes, Digestive, and Kidney Diseases, part of the National Institutes of Health. On the grant, WFIRM will work with five other universities, including Winston-Salem State University. The goal of this grant is to cultivate a highly skilled cohort of people and resources to advance research for patients with kidney disease, urological disorders, and hematological conditions.

Pilgrim Court Mixed-use:
A project I broke the news on in our October 15 update and it's continuing to move forward. One of the two Pilgrim Court office buildings is now rezoned for self-storage and the land around both buildings is rezoned for high-density residential. This allows the project to move forward. This is one of the more interesting adaptive-reuse projects for a suburban-style office campus. One of the two buildings has two or three office tenants and will remain office space, since it is doing well. The former tenant of these two buildings moved their headquarters to downtown and is now in one of the downtown high-rises.

Hanes Park Sports Facilities:
Home Field Advantage and the football stadium project received an additional $1.3 million from the Winston-Salem/Forsyth County School Board. The football stadium is expected to open in late-summer 2024.

New Fourth Police District:
The Winston-Salem Police Department will create a new Fourth District for Downtown, West End, West Salem, Old Salem, Happy Hill, Sunnyside, and Washington Park. Downtown alone has experienced a 44% increase in population and is the fastest growing neighborhood in Winston-Salem over the past ten years.

Westwood Industrial Park:
The Golden Leaf Foundation has awarded a $1.5 million grant for tree clearing and site grading at Westwood Industrial Park. The site is in the running for a 200 job, $75 million, economic development project.

Depot District:
The Bull City Ciderworks Building, at 599 South Railroad Street, was sold. It is a 70,660-square-foot building. The ciderworks will continue to lease the ground floor.

Lot 63 Taproom + Coffeehouse:
Their bar is now in place. It is made from wormy chestnut found at the historic Kapp Farms in Bethania. When completed, this will be a craft beer brewery and coffee house, with baked goods, inside a building from 1867.

General Construction News:
Good news! It appears as if interest rates may drop next year. This will likely encourage those developers with projects on temporary holds to move forward next year and maybe lead to a few other developers announcing new projects next year!

CMPND: Built!
CMPND is a new downtown music production studio and a space for artists looking to turn their passion into a career. They have already had a soft opening and it was a success! The space has a music studio, co-working space, podcast studio, photo/video room, programing, and CMPND FX. They are at 231 West Fourth Street, (second floor) above downtown's Restaurant Row.

WoodSpring Suites Extended Stay Hotel:
Apollo Sign & Light of Atlanta was hired to create and install new signage at the under construction WoodSpring Suites Hotel.

Agreed. That would be a great thing to happen. Though I will miss the CVS because to me it showed that a national chain, that is not a restaurant franchise, thought it worthwhile to invest in our downtown.

I've often thought that site could be demolished for an apartment building, if they moved-out. It has a great park view and is at the intersection of Fourth Street and Trade Street. At one time, the site had a 7-storey building with a tall beacon on the roof (Masonic Temple). In old photographs, it was around the same height as the neighboring Pepper and O'Hanlon buildings. On the downside, for those thinking demolition, it's an Art Deco building and worth preserving. It almost looks like something I would see around the Los Angeles area. However, it is windowless and only has one floor, which limits what can go there. I guess a restaurant, but a windowless restaurant? The upfit would have to restore the windows and then that mural (which I also love) enters the discussion. I guess we shall see what happens.

It's interesting to see how people at the different places I share updates view stories like this. At this update, people want large chains. On my other update (social media), they want local companies downtown and some are celebrating this. This is a great opportunity for a local independent pharmacy to open downtown and it can open as just a pharmacy in a small space or as a medical supplies and pharmacy business. It doesn't need the convenience store, with other bodegas around downtown, and it doesn't have to open in this exact location. It can open anywhere.

I found a few other interesting things happening... New renderings of a plan to create a world-class animal research campus, a few interesting leases signed downtown, and an answer to the tarp question in iQ II. While it may take a day or two for me to fully return to my old routine, after my trip to see family in Chicago, I am able to create a late update for everyone.

Regenerative Medicine News:
KeraVet Bio introduced KeraVet Gel as a veterinary wound product to address self-harming behavior. It supports better rehabilitation without a cone. KeraVet Bio is headquartered in downtown Winston-Salem's IQ District.

Reynolds Auditorium Renovation:
Ersoy Brake Appleyard Architects is the architecture firm for this project. They are starting the replacement of the auditorium's house lighting.

Lot 63 Taproom + Coffeehouse:
An update on this craft beer brewery and coffee house with baked goods, in a building from 1867.

Ronnies Downtown Grocery Store:
Mayfair Street Partners are moving forward with a 9,000-square-foot event space in this building. The building is said to have two levels with roughly 9,000-square-feet each. Enough space to build Ronnies and an event space, if the other floor is usable space. Since they recently confirmed Ronnie's grocery store has restarted and will be in this location, I'm guessing this event space must be on the other floor? Yes, the Event Space of the Week. Everyone wants to open an event space. This event space will have the benefit of a hotel (Hotel Indigo) possibly using it for their event/conference center.

East Tower:

New Tenants/Leases:
I've been told Fancy Groceries men's clothing store will open at 562 North Trade Street on January 1, 2024 and Visual Index will move to 600 North Trade Street, in the Fiber Company's old space.

Yoga for Culture has leased the space at 370 North Broad Street (ground floor of Fourth & Broad Building) for their yoga studio. Elliott Watlington will be the instructor.

Bailey Power Plant Tenants:
The Dutch Light Cocktail Bar has leased space on the second floor at Bailey South. This bar is named for a type of greenhouse and also an artistic style from the Netherlands. Design with Friend is the architect for this project. Completion is set for Summer 2024.

Do you remember seeing this 1920s space with massive coal-fired steam turbines and steam pipes cut into the walls? Now look at it as an upscale bar:

Design with Friend is a really good architecture firm that is often over-looked in a city with so many notable architecture firms. They do great work.

New Brunson Downtown Elementary School:
Forsyth County has approved additional money for this project, bringing the total cost to $52.4 million.

Tanglewood Championship Course Clubhouse:
$15 million was approved by Forsyth County, allowing Samet to start work on the clubhouse. The North Carolina General Assembly has also provided $4 million for construction in the State Budget. Tanglewood will use the basement of the new clubhouse for golf cart storage, which was heavily discussed by Forsyth County Commissioners. Tanglewood Park Golf Course hosted the 1974 PGA Championship and the Vantage Championship until 2002. The new clubhouse is expected to allow the course to host major golf tournaments again. Construction could begin around March 2024 with completion set for Summer 2025. The clubhouse should be ready for tournaments in Fall 2025. The rendering hasn't changed from this thread's 2022 post, announcing the project.

Clarkson Research Campus:
This is a research campus plan aimed at enhancing and expanding research capabilities for three major Wake Forest University programs (Animal Research, Clinical and Translational Sciences Institute, and Pathology/Comparative Medicine) within a 200-acre campus. The site is currently home to 600 large animals across 35 buildings, with research on infectious diseases, Alzheimer’s, hypertension, diabetes, addiction, and radiation-related illnesses. When completed, these new research buildings will increase research capacity by 25% in the next decade and spur groundbreaking insights and discoveries, boosting comprehension of health and disease at a broader level.

Fogle Commons / IQ Infrastructure:
The covered area (tarp) will be a parking deck, as I guessed based on previous site plans. However, there is an interesting story behind what you are seeing. They found a massive (30,000 cubic yards) ash burial site, reaching a depth of 12 feet/3.67 metres! So, the question is: What do you do with this? It's bad enough to limit what can be built over it. They can't build any enclosed structures over the ash. So, they have decided to bury the ash under that proposed parking deck (an open-air structure). The site will be raised 8 feet/2.44 metres as part of the grading and 5 feet/1.53 metres of that (directly below the parking deck, only) will be ash. What they can't bury directly under the massive parking deck will be buried under the roadways they will build in the second phase. No other buildings are planned at this time, other than that big parking deck... which is likely happening due to the need to bury the ash under something that won't have residences, labs, or offices in it? The roadways will be offered to the City and, if they accept, it will become the City's responsibility to maintain the roads and monitor them.

Is the Clarkson Campus in Clemmons? Google only says it is 10 miles from the Hawthorne Hill campus in a "rural" area. I seem to recall they do much of their animal research in Clemmons.

That is a good question about the ash. I don't see any effort to remove it from the site and clean the soil, so maybe it's not a Superfund situation? They are just burying it under things where it can't enter buildings. I think most of it is in the area where the apartment building is visioned? So, they are relocating it, but they are keeping most of it on-site.

The Clarkson Research Campus is on Welfare Road in Winston-Salem. It's located next to a wastewater treatment plant in an area people wouldn't expect to find anything like this. The campus is unmarked until you reach the main entrance, which is shown in the photograph, above. I think they keep this a secret to keep animal rights protestors and others away from it. No address is listed for it anywhere. It will experience a major transformation in the next few years. Likely from the Atrium investment?
