^ To be clear - the Development Permit is in place for this one. The building permit should be submitted within the next month or so.

Best case scenario would be foundation work beginning in the spring.

Two issues that would make it a challenging sale though - one would be the east wall has no window exposure due to the neighbouring building, and I think the biggest factor to a sale would be the large 20,000 sq ft or so, single storey warehouse part on the north side of the building. Hard to know what to do with that.

What's up with the neighbouring building covering up the front part of that east wall? Is that something structural or could that be removed so windows could be added?

I'm sure that would add to already high costs for renovating the building. I just wonder why that wall is there in the first place.

This is great news for the city! I know that I don't live there and there are several serious problems but it does seem like things are headed in the right direction. Over 1000 units opening up over the next year and it doesn't seem like there are more buildings being demolished so the actual number of parking lots isn't growing. Just one little suggestion, it seems like a lot of Winnipeg streets do not have street trees. Is this correct?

Yes, there are not many street (boulevard) trees downtown. There used to be, but most of them were cut down in the 50's and 60's when Winnipeg widened the streets downtown and switched to a system of one-way streets.

Outside of downtown we have tons of street trees!

The city looks poised to plant a lot of new trees down Broadway downtown, they put in spots for them with the road and sidewalk repair on the south side this year. Presumably they'll do the same on the north side next year. Maybe there's hope for a tree-lined Broadway once more.

I found this photo of downtown on Google. Looks to be about 1912-1915. The photo is of Edmonton Street looking south, from about the intersection of Edmonton St and Sargent Ave. Central Park is on the left, the Warwick Apartments (still there) are in the top left, and Portage Ave is in the distance (the tall building is the Boyd Building).

What the hell was the city thinking destroying such a peaceful street. If Downtown streets looked like that today I doubt there would be the need for all these “revitalization efforts”.

^ mostly single family homes that the area outgrew and were replaced with larger apartment blocks. Most of downtown north and south of Portage was like that.

Speaking of the Boyd Building...looks like the entire Portage frontage of the block it's on is now deserted...anyone hear of any plans to redevelop that strip? Looks like the biggest blight on Portage right now.

It's been "under renovation" since 2017 by none other than Armik Babakhanians, the owner of Caspian Construction. So it's basically just a vacant building at this point.

That's a cool photo. I was surprised to not see Knox United in it, so I had to look up when it was built. 1914-1918, so this photo must have been earlier than that.

I love the Warwick Apartments, I hope that whoever owns it will find it worth preserving, beyond just scraping by. That fire a couple of years ago was scary and it looks like they haven't fully repaired the damage.

368/370 Edmonton is the lone survivor on that block but it is a pretty fantastic specimen.
There also some really nice examples of our old downtown houses on Balmoral, but in borderline unsalvageable condition. Awesome brick and stone on 584, and 562 must have been a dream house at some point.

Prov Gov't has said they support Gambling expansion, specifically for First Nations. It was never mentioned in their campaign that I recall? I do support this (I'm not a gambler either) but I see jobs being created and more $ coming for them and hopefully tourism. But i only see success if it's in Winnipeg and only if its Club Regent & McPhillips size. A tiny square building just doesnt cut it

now where will the shiny new building be? Downtown somewhere or "sports recreation" part of Naawi-Oodena development on Kenaston

At the Assiniboia Downs as part of a greater complex would be pretty solid, I'd imagine? Perhaps that's in the cards?
