I drove by this weekend and I believe Bailey's has been demoed and they're doing some site prep. End of an era. Mesa development map shows that a building permit was issued. So hopefully that means vertical construction starts soon.

Also, it's pretty wild to go by the Fiesta Mall demolition.

Equipment and materials on site this morning when I went by, so this one appears to be moving forward at long last. I think the RFP for the property was issued back in 2015. For reference, it's the Chicanos por la Causa project at Country Club/Main in Mesa:

Is it Time to Worry About Chandler’s Price Road Corridor?

Losing GM was a big hit for the area but too premature to start "worrying".

Sam Kapur of Arizona Elite Commercial presented his worries to the Chandler Chamber of Commerce Economic Update session on Aug. 24, noting GM has joined PayPal and Liberty Mutual as recognizable occupants that have left the area. He estimated nearly 1MSF of vacancy in the Corridor. He added many buildings have been vacant for years, with tenants in place but without being occupied, in part because employees are still working from home post-pandemic.

Kapur said that while the published vacancy rate for the area may be 16%, the reality is probably much higher, adding that GM’s departure will probably propel vacancy numbers to between 25% and 28%. He added that while landlords are still collecting rent from tenants who do not actually have employees on site, area retailers such as restaurants and service providers are going to suffer.

Chandler Economic Development Director Micah Miranda disagreed with Kapur’s assessment. He conceded that while there is “softness” in the Chandler market, which usually sees vacancy rates at around 12% and is currently reported at 17.9%, he sees no cause for concern.

Miranda said Price Road remains a sought-after area with a high brand value that is seeing both employees of existing tenants returning and other prominent firms either recently taking space there or looking to do so in the near future. Recent high-profile arrivals in the Price Road Corridor include Bechel, Titan Solar and Yield Engineering.

That is one hell of a project. Never thought I'd see neomodern come to an apartment block... wish Phoenix would get this kind of cutting edge design.

Half the apartments along Roosvelt have this look.. so does the Cambria.

“The vision for Fiesta Redefined is exactly what our name implies: Verde intends to completely redefine this 80-acre parcel, changing it from a sea of concrete into a live-work-play community unparalleled in the East Valley,” said David Leibowitz, a spokesman for Verde on this project, in a statement. “Imagine a walkable, bike-friendly, outdoor mixed-use environment teeming with open space – a place where Mesa residents can walk to work, take the dogs out to the Village Green, then stroll to dinner, shopping or to check out live music.”

The mall, which was built in the 1970s, was a hit with local shoppers and played a major role in the Valley’s retail economy in the ‘80s, ‘90s and early 2000s. But as fewer consumers frequented shopping malls with the rise of online shopping, Fiesta Mall struggled and eventually every store on the site closed.

Bill Jabjiniak, Mesa's outgoing director of economic development, previously told the Phoenix Business Journal that a "comprehensive vision" was what he was looking for in a proposal to redevelop the site.

“The potential for Fiesta Redefined — the partners it can attract and what the redevelopment can add to the quality of life and the economy in Mesa – feels limitless,” Leibowitz added in a statement. “The team Verde has assembled looks forward to working with the city, residents and Mesa leaders to make sure everyone benefits from what comes next for a location that has meant so much to many of us for decades.”

Verde is working with Scottsdale law firm Berry Riddell LLC to be its land-use attorney for the project. Texas-based Nelsen Partners, which has an office in Scottsdale, is the architect for Fiesta Reimagined. Nelsen has worked on several high-profile projects in the past few years, including the ongoing redevelopment of Paradise Valley Mall. Mesa-based Hubbard Engineering is the civil engineer.

According to news reports, as an infill district, the project could be subject to alternative fees and a streamlined review process.

Verde has begun an extensive outreach program to build support among area residents.

According to the submission, plans include 4,000 multifamily units, 750KSF of office, 520.5KSF of open space and 1.1MSF of commercial uses. The Alma School Road frontage will be reserved for commercial. Maximum building heights are planned for up to 120 feet, marking a significant addition to the Mesa skyline.

Architect Nelsen Partners’ plan includes features to enhance pedestrian and cycling friendliness, including paseos separated from vehicle traffic and clustered commercial buildings that will add to pedestrian convenience and accessibility.

Buildout of the entire site could take as long as 10 years, according to Verde. Construction is hoped to begin within 18-24 months.

Long time coming I remember working on this project when i was in Urban Planning undergrad classes back in 2009-2010. It was called the "Fiesta District" and the city did take some of our recommendations.

750 ksqft of office there seems very optimistic. I'd be curious to see site plans and renderings ... the redevelopment of that retail to the east of the site is really suburban and low density and not like some urban village model that I thought they were going to be aiming for.

Part of Culdesac’s vision is making it a pedestrian and transit-focused community. To accomplish that, it’s likely the city will be obligated to improve the streetscapes to connect the development to Main Street and light rail. The nearest station is less than a mile away.

Mesa Dr./University are the main cross streets. Several blocks that were cleared in the 80s for a water park IIRC and have been vacant ever since.

I'm glad they went with Culdesac, Caliber has been pretty slow with getting anything going with the retail buildings they own in DT Mesa. Gotta get Culdesac's world class marketing machine moving for Mesa.

Noticed over the weekend that the second tallest building in Mesa (a dubious honor I know) is getting some investment and renovation. 'Courtyard Towers,' an eyesore senior living tower for as long as I can remember, has signage up advertising that they are converting to market-rate apartments. I wasn't able to grab a picture, but the renderings on the signage indicate it'll likely just be a paint job, at least on the exterior. But still, with the cluster of bars and restaurants building up in the area, I think it will rent well.
