Development at Steele Indian School Park poised to move forward after long delay

Phoenix has put out an RFP for 1016 North 2nd St. This is 1/2 block north of Carly's and the RFP is looking for a mixed-use high-rise. Since it's a small lot, I am hoping something decently tall comes out of this.

Google maps has 1016 N 2nd St including the 1014 building, this is inaccurate. The RFP is for the first of two vacant lots directly north of that.

Yea, I noticed Google Maps was wrong as well. There's a pic of the parcel in the RFP.

There's nothing in this article that says it's cancelled, it's still winding its way through the appeals process.

I still think this should be closer to the downtown core like Van Buren in an area that's more compatible with it. It's clear the neighborhood does not want another chain nightclub in the vein of some of the "restaurants" it's already had problems with like whatever's been located at 3rd St and Roosevelt.

I hate that the bogeyman of insufficient parking is being used as a proxy for whatever objections the opponents of Federales really have. On the other hand, Federales is not making any friends by hiring Jack​ Wilenchik as their lawyer.

It would. I can't understand the pushback.

Well I take that back. It's Phoenix where almost anything different or unique is met with opposition and scrutiny.

That's 1 reason the city center and skyline are so disappointing for the city's size.

Michael's Jewelers & Azteca Bridal

I remember seeing something on social media recently that the owner was finally retiring.

Cornish Pasty owns the entire structure/parcel right? If so, wonder what plans will be in place for the ground floor of the building with 2 empty store fronts soon.

Also, looks like the Azteca Bridal property (1010 E. Washington Street) was recently sold to developers so hopefully we can get 7-10 stories of residential/hospitality use. Apologies if this had been posted already.

The problem with CPC is that despite all their good food and drink, they haven't been a good neighbor on Monroe Street. They've already taken over storefronts previously occupied by Subway and a floral shop and converted them to spaces for storage and food prep. They look awful with messy interiors visible through uncovered windows. If more spaces are being vacated, I hope the blight doesn't spread.

The new owner of the Azteca Bridal Plaza is not an apartment developer--they redevelop strip centers like the plaza.

I wouldn't have thought that them to be a victim of their own success like that. There's only so much small-scale, streetfront retail and this has managed to gobble up 3 of them.

It would be maybe nice if they relocated to a bigger pad and let something more low key develop there.

Any updates on the lot on 2nd St and Portland in Phoenix?

Are they still planning on building the apartment complex? I'm also VERY curious what is planned for the adjacent lot on 1st Street and Portland.

I don't think they've had enough time to finish design and financing of the project on the NWC of 2nd St and Portland.

I'm not aware of any real movement on the NEC of 1st St and Portland which is strange because I seem to recall it was another Chicago developer, and those folks like to build. That lot is big and all of these lots need time-consuming density waivers to go as tall as they need to anyways, so that's possibly an issue.

Not something we would normally discuss but expansion of operations at the downtown railyard is surprising to me. Means more workers, more trains more trucks in and around downtown.

Anyone in logistics with insight on this one?
