Hope they'll have better parking than the other one across Jean Coutu.

You can see that the current location of the tower crane allows for concurrent work on buildings 3 & 4.
Franklin Yards is truly an assembly line!

They are now busily clearing trees for buildings 5 & 6!

With that many new units hitting the rental market, that should hopefully ease some of the housing demand in the city. Or at the very least, put a dent into it.

Impressive operation going on there.

New 44 unit apartment building proposal for 1676 Mountain Road:

Locator Map

Site Plan

Elevation

Rendering

This building will occupy the vacant lot immediately behind "Rodgers Rentals" (two somewhat dowdy looking small apartment buildings across the street from Ferguson's Funeral Home and next to the Shoppes at Hastings Ridge). This building appears of better quality than the pre existing apartment buildings.

Quote:
Conditional Use and Variance Application submitted by Amico Construction Inc. on behalf of Rodgers Apartment Rentals Inc., 1676 Mountain Road, Moncton NB (PID 70306816), File Numbers: 23MC-45201 & 23MV-45202

The City of Moncton received a Conditional Use and Variance Application to construct a four-storey apartment building on Mountain Road.

The subject property is currently zoned SC (Suburban Commercial). The proposal requires the following applications:
1. Conditional Use Application
a. to permit an apartment building in the SC zone;
b. to permit three main buildings on a lot;
2. Variance Application
a. To increase the maximum span between jogs and recesses from 9m to 11.65m; and
b. To remove the landscaping requirements within the interior parking lot.

The design looks like it's hybridizing the older designs (shingles, pointed roofs) with the more recent Spitfire color palettes.

In discussions regarding the future of the (former) Baci Italia restaurant on the [downtown] thread, I have been advised by a contact that Zio's Pizzeria is planning a comeback somewhere in the central Mountain Road or Mapleton Road district.

I'm sure Zio's many loyal fans will be quite pleased by this.

It appears they are doing site prep for this building already.

Maplehurst Village (Adult Living Community !!)
Preliminary Designs are in for Phase 2 of our newest adult living rental community in Moncton, North! Stay tuned as we progress through the city approval process on this project in coming months!!🏗️🚧Fall 2024
The location is a little obscure, but, given the name, presumably it is either off, or close to Maplehurst Drive in the city's northwest end.

PIDs on that map indicate it's the parcel between Teaberry, Falcon and Maplehurst in the north end.

MLA Greg Turner posted on his FB page about a visit to Pioneer Estates Winery on Lutes Mountain in the NW end of the city.

Apparently this is the highest altitude winery on the east coast of North America (!?!)

Three updates for [Moncton] Northwest:

1) - They have installed a mini tower crane for this apartment building going up by the casino. The foundation is also now complete.

Site plan:

2) - They have erected the structure for the new ANBL agency store at the Magnetic Hill Irving. They have essentially extended the pre-existing structure into a strip mall. It is about triple the size of the original building. Just looking at it, I kinda wonder if the structure might accommodate two new businesses (the ANBL store and one other). The ANBL outlet will go at the very end of the building. This is obvious as there is a loading bay here.

3) - There may be a Pizza Salvatore going into that little strip mall at the NE corner of the Trinity Drive/Mountain Road intersection. There is a sign on the lawn out front saying something about an "imminent opening." There are a couple of empty CRUs in that mall riight now, where Klozet Boutique and Caza Shoes used to be. If so, this would be Pizza Salvatore's second metro location. They opened in Dieppe only a few months ago.

A rumour has just popped up that Home 2 Suites by Hilton is now planned for the vacant lot next to the Hampton Inn, paralleling the TCH.

Very interesting. This would explain why the Home 2 Suites is no longer being mentioned in the plans for the Junction Village.

A suburban location next to the TCH may actually be better for them.

Yes, and yes.

The more Hiltons the merrier.

Seriously though, the Hampton Inn is always busy. I'm sure the higher-ups have noticed. With the Holiday Inn (and Four Points by Sheraton) off this interchange too, there is a serious hotel cluster developing.

Being on the TCH is great for spontaneous business generated by drowsy passers-by. Also, this interchange is very convenient for the casino and Magnetic Hill in general.

^^ there is a big sign saying coming soon with a rendering of the hotel, but I couldn’t tell what it said. That’s interesting that it’s another hotel. That will make 4 hotels right off this exit now.

It won't be long before a hotel springs up on Granite Dr. That area would be primed to have a hotel once the retail ramps up further.

This is off topic from this thread, but I would like to see a hotel right at the airport. I think that would be a good fit.

I told our friend Jeff Boucher over at Retail Talk and Share about your sign. He just happened to be in the neighbourhood, and went over to snap a photo. He sent it to me and here it is:

So, six storeys, but, smaller than the Hampton Inn overall (smaller footprint). The two brands do not completely overlap, because, as advertised, this brand specializes in family suites.
