If we want downtown to keep growing including parking is going to be a requirement. For every surface lot that is converted to another use the plan should be to replace the lost parking and then further add the amount of needed parking for whatever is being built.

That said 11 levels of parking in downtown seems excessive to the point it could result in lowering the cost for parking, lowering the revenue for lots including surface lots, and have a medium to long term negative impact on the development of more parking downtown. if you hate downtown parking this could have a "positive" impact on your view of the situation as it might finally be the tipping point to get surface lots shut down.

For the love of all things holy new parking lots in downtown absolutely must have street level CRU. I am very pro-parking compared to the rest of this forum and even I absolutely hate what CentrePoint turned into. The original plan of ground level units, multi-level parking with a common area for the residential that then sat on top of the parkade was a superior plan to the short term rental mess they crapped out.

Is the CentrePoint parkade busy? It always looks dead. But maybe that's just the main level as nobody parks there for obvious reasons.

City shouldn't have forced CV to buy the hotel in the first place, but a multi-million dollar development is at least better than a a vacant lot....maybe it will make development of surrounding parking lots more viable because they won't have to build indoor parking, or can build less parking.

Is there a new render available? It would be interesting to see how the ground level commercial space might look.

And for what it's worth, I agree it's better than a vacant lot.

If the $12,000,000 existing parkade (with $2,000,000 of deferred maintenance) does not make economic sense how in the world will a new 11 storey non government subsidized parkade even get financed?

I just do not believe it’s going to break ground in this economic climate. I hope it’s not a dentist syndicated development that turns out as Fortis 2.0…

Why would they not just take the budgeted construction costs and buy all the parking lots in the area? No risk and instant cash flow.

It’s beyond strange.

As long as the site is not “temporarily” parked I’m ok.

Just hope CV has been paid in full and does not get stuck for $3,600,000.

I agree....it makes no sense...CV was paid, and the developer paid to demolish the building...

Every time I park at the CentrePoint parkade it is busy. The main floor is always empty because it is for handicap parking and I guess there never is any handicapped people there.

CentrePoint has almost zero available parking on the Hargrave side even including the handicap spaces. Further there are other handicap spaces further up in the structure near the second floor walkway connecting to the Air BnB and Alt hotels.

Based on the number of reserved parking signs it would seem to run at least 1/3 to 1/2 full before daily parking gets factored in.

In terms of the 11 floor monster that is being discussed I hope there is some clause on the agreement that if the parking developer fails to proceed with a full building after a set period of time that CV then has a buy back provision for the original cost of the structure. Also hopefully the structure will had a mandatory pad to support a tower built on top at a later time. If those provisions do not exist it is time to sink this whole deal.

Address is 2320 McGillivray Blvd, across the street from the Costco in Kenaston Common. Estimated completion date is May 2026. Always great to see more rental housing getting built.

Finally. Getting that space filled in is one of the best things to happen to Provencher. They can't build it fast enough.

It is still in the works. Interest rates hike hit the project. They are currently working on the financing piece (like most projects).
