I think the question is how much DND would want to retain?

The two buildings on the SW corner of the property belong to the 37 Brigade Group, including their HQ. I suppose DND could give the whole thing up and simply move the brigade HQ to Oromocto, but, this is a reserve unit, and the membership is from the Moncton area. It would make sense to keep at least a rudimentary presence in the city.

There is a pretty large open area to the north, and even if DND kept some of this for a parade and training ground, I think at least 50% of the land could be freed up for a substantial number of low rent apartment buildings.

You could open the eastern/less-used half of the facility up to development by connecting Capitol and Shirley through this PID: https://paol-efel.snb.ca/paol.html?v...n&pan=06339237

Leave a gap to connect a future development at the north end of Cornhill to this new street, and you've got a nice little extension of the street grid.

That is a nice little extension of the street grid.

Although there is still a business of some sort at 220 John street (https://paol-efel.snb.ca/paol.html?v...n&pan=06339237).

Not sure what kind of development they are envisioning, in relation to the size of the buildings and if that would work with their future plan, but a nice little ideal indeed.

Nice map, thanks for the visuals.

You could also extend the new E-W street to the east to have it link up with Dominion street as lots 190-200 are empty and vacant. We are using up land for roads but it seems that Moncton is interested in having a street grid that is as complete as possible, taking from their example of wanting to reconnect some of the street grid downtown (Robinson street) and even make new ones through what is now currently surface parking.

123 Lutz and 2 small lots to its south have been acquired by the Tomato Building developer. Currently the home of Denis office supplies. This is immediately south of the planned new east-west street.

Very interesting. Obviously planning ahead for his next big project, and, most importantly, not a tomato plant in sight.

Not a bad deal either at $2.4 million considering the location.

Provided nobody is planting a tomato plant on any of the balconies of the Three Sister buildings, they should be OK.

As far as the proposed street, I find it very interesting that they are following the same path as an old rail line. It's too bad they didn't think of doing that in the 80's when they ripped it out.

City planning foresight wasn’t a thing for like half a century until at least the 90’s. They never would have thought of that in the 80’s

An impressive amount of land south of Main has now been gobbled up by willing developers (most notably Ashford and Lafford). Something tells me that once all the infrastructure work is complete, and once interest rates begin to fall, that we might see a period of rapid development in the neighbourhood.

My thoughts exactly. We're looking at prime downtown locations, serious housing shortage, financial incentives from the city - all we need is for rates to dip and the development climate will certainly be there.

Meanwhile lets hope that the other projects in the pipeline get going:

Robinson Street parking lot
St. Bernard's Square
Junction Urban Village next phase
ICON Developments

And in the don't hold your breath category:

I received a tip last evening that Lafford has purchased the lot on Albert Street where the former Tim Horton's drive-thru was located.

I really hope that area will get a complete redevelopment. It seems Lafford is intent on doing that. Perhaps that area should be renamed Laffordville.

Who would have thought that the Avenir Centre would spur so much development eh? And now with the new Police Department going in, it should really clean that area up.

One of the things that I think makes this lot attractive to a developer is that it has access from both Albert St. and Waterloo St. It will be interesting to see if Mr. Lafford acquires any adjacent lots to possibly increase the scope of any potential project.

I saw a recent comment on retail talk saying they heard from a business owner near that area that it was going to become a 15 story apartment.
