It's just marketing speak and truth is not really a limiting factor there.

Curv looks great but the close proximity (spinning distance) to Butterfly with identical height will make for bad skyline. Even Shangri-la and Trump Tower don't make for a great peak due to their clashing styles, similar height and close proximity.

Curv would make for a great pair to Vancouver House on the opposing side of Granville Bridge, for example.

A large amount of marketing is showing up downtown for Curv, and I see Iconic Concierge magazine has a feature layout in its Spring issue.

It's been in full marketing mode for a while. Sales have already started but no news yet on how they're going. Not a great sign, if they blew the doors off they'd be talking about it.

We've seen a slight up-tick in appetite for sales but I haven't heard about anything that would warrant something going to market now and especially for downtown / downtown psf prices.

I might just be out of the loop by a month or two. Crazy to know they've started sales

Thread name should be changed to The Curv. The building will have the most expensive penthouse in Vancouver. I wonder who the billionaire buyer will be? Completion planned for 2029.

"Curv will also claim the largest amenity space in Western Canada, located on the 60th floor of the building. Its penthouse unit will be roughly 7,500 square feet, the largest one-level penthouse in Canada, according to Chan.

“The original plan was to have two penthouse units, but interest has been so good that we’ve decided to actually combine it into one to make it truly a world-class, state-of-the-art penthouse. So, we have local billionaires and an international very affluent type of buyer that’s already looking at how they’re going to design it,” he said.

Other amenities in the building include a guest suite, lounge area, golf simulator, a spa with two saunas and a workout and studio space created in partnership with Lululemon Athletica.

Prices for a unit in the building will start at roughly $1 million and progress up to $60 million for the penthouse unit."

Massive rendering and article on page 1 of the Vancouver Sun about it today.
The text reads the same as other stories I've read about it - passive house, etc.
So its a big advertorial on page 1.

I wonder if there's a transfer slab between the penthouse unit and the rooftop amenity spaces; otherwise, I'd imagine the noise transfer would be pretty bad

Everyone in the building having access to the same views as the penthouse also takes away some of the exclusivity that people spending tens of millions of dollars are all about.

The two Butterfly penthouses, especially the east one, are way more plush and posh than The Curv. I do wonder how much noise from The Curv's amenity floor will disturb the west penthouse, as the buildings are so close to each other?

Oh well, billionaire problems...

Ian kept the west facing PH for himself and sold the other one, which makes sense from a business perspective because the east one is much more saleable; last I heard it was listed for 28m and was sold.

It's also funny because the guest suite in the Curv will be on a higher floor than the PH

Most 'high end' market towers that targets UHNW and Billionaires across the globe that include an amenity space that's not in the bottom will usually put it at a max 2/3 elevation so there's still exclusivity for the remaining units above - similar to what Central Park Tower did in NY; all the units above the 100th floor private dining and ballroom amenities are full floor, duplex, or triplex units

Also, in the specs sheet, it states that there's a shared express elevator for the amenities and ph; since there are only three elevators, I wonder if it means that only two elevators will be shared among the other floors inclusive of the freight elevator - the wait times during peak hours would be horrible

They have applied to rezone for increased density to 26.35 FSR in order to build enclosed balconies on the east and west elevations, those are the flat sides.

“We were surprised at the both the local demand at these prices and at the number of forward-thinking buyers concerned about the future of climate change,” Chan said, noting CURV sales represented 90 per cent of first offerings and totalled more than $200 million.

Haha! I don't think the "forward-thinking" people buying in this building care much about climate change, considering the material excess they are surrounded with and the global jetsetting they most likely engage in.

I also truly hope nobody paid 1 million dollars for a 550 sqft box, thinking they will make the money back through AirBnB, as that plan has facepalmed big time.

This project was first being marketed as a 2028 completion, now they're saying 2029?

I suppose the Butterfly will have taken close to 7 years from pre-sales (2017) to completion (2024). And I suspect all of these buyers are just investors who don't care about putting down a small deposit.

Seriously, there is no way those buyers, if that 90% number is true, have bought these units for anything other than a vanity purchase or as a vacation home. Even as an AirBnB that business model when there were loopholes would be hard pressed to make money back for the investor - thousands of better units for ROI in the city available.

It's an amazing looking project though to show off to their international friends.
