I drove through downtown on Saturday and hiked Ensign Peak and took these photos. Downtown SLC is very vibrant. Lots of activity going on.

Does anyone know what is going up at 4th South and 200 west behind the liquor store?

It has a fairly tall tower crane on sight , so i'm thinking it might have some height to it.

I think you may be referring to the Brix.

Yes, great shots Orlando. Please take some more when you're out and about. You have a good eye.

National News with Bret Baier featured some fantastic shots of Salt Lake, the eastern bench, and the Wasatch Mtns. yesterday evening from the Capitol steps. It was a bluebird Autumn day and the valley and the mountains looked amazing. I think a few thousand people were literally seduced to pick up and visit or move to Salt Lake. The east bench and the Wasatch looked stunning. You could really get the feel of how close the Wasatch is to the Valley. They were featuring the arrival of the Golden Spike Monument. Baier is one of the national news programs that I record regular basis. It seems that Salt Lake City is one of the most recurring closing live shots and commentary that he features regularly. He must hit the local slopes seasonally. You can tell he's a fan of the area.

SLC Planning Commission will be addressing the Ballpark Neighborhood rezone tonight.

If this rezone goes through, it'll likely lead to lots of residential development in the area. Presently there are a plenty of empty parking lots and abandoned buildings along Main Street between 1300 South and Kensington ave. It'll be interesting to see how this neighborhood changes.

I'm also still awaiting any word on the 754 South State rezone. City Council had a hearing in July and stated that a vote would be scheduled "In the coming weeks".

I was looking over the staff report for Lusso 2.

Has it grown? I seem to remember older renderings showing it not occupying the corner lot with the Mexican restaurant on North Temple and 1000 West.

I had heard Paniolo Man, that it was to be expanded. That was around 9 months ago.

Not sure that is still the case.

Could we get an SLC massing update when you get a chance, Orlando?

Good. Feels like it's been blighted for decades. Do we know what's replacing it? I recall there being a very underwhelming office proposal at one point. If the parcel was sold (and not just leased), maybe there's something better in the works.

Good news on Ballpark too. Hopefully we will hear on the IHC rezone soon. That will be a huge addition for downtown.

The Ballpark rezone should help that area a lot. I'm all for more form-based zoning, especially in community center kinds of areas.

This rendering is from the loopnet listing for the property. They are marketing it as a hole in the ground

Bummer. My guess is that a developer would be more interested if they could actually purchase the land.

Well, the good news is that the new height standards for the D-1 would apply, so it would have to be at least 100 feet tall.

That should be at least better than the originally planned 2-3 floor building with surface parking in back:

Also, it's offered as land lease or build-to-suit.

I'd say the build to suit is the most likely to succeed. The best case scenario is to attract a new business to the site looking for their own office building, but don't want to own. Seems unlikely, since there is still quite a bit of empty office space still available to lease. Any chance housing could be built in a build-to-suit scenario?

Good question, does housing ever go build to suit? Not sure I've ever heard that before. Curious as to the answer if people on here know.

I dig that canyon effect, with the mountains to the North. And damn, can they narrow that street (i know it probably won't ever happen)! Ugh.

I'd rather have the Yardstick blight than a hole in the ground. At least it had urban character.

Regarding parking for these small sites, they could do shared parking with Wells Fargo. I just heard that the percentage that is leased in that building is really low. There's another adjacent property that has a similar size and situation as the yardstick. Actually, after looking on Google Earth there are 2 other garages that closer that are probably under-utilized. Also, the Gallivan Center underground parking gives even more parking options.
