Urbanlife, I’d love to see the very same thing happen. I’m not holding my breath. It’s just not the Portland way. I think it’s far more likely this project rolls out over 20 or so years with sporadic 6 story cookie cutter condo-ments being built here and there. The short, unimpressive buildings always get built first and often to the exclusion of the more impressive potentially statement making larger buildings.

As for the stadium, this town has been trying to build an MLB grade stadium since the 1960s. I’d love to see it finally happen and this location would be ideal. But even mentioning such a prospective project gets the nimbys, et al., out in force howling about the money, the location, the design, etc. I get the Portland Diamond Project has to keep its dealings under wraps, but it’s frustrating not knowing if they’re still in the game. I hope my kids live to see the day when there finally is a stadium built.

It all depends on the marketplace. We can't just dismiss the possibility of Vancouver-style glassy towers because it's not Portland's thing. The real estate market in Vancouver BC was greatly affected by changes in tax law during the late 1980s and early 1990s that encouraged condo construction over single family housing. As of a Feb 2023 report, one third of those tower condos are investor owned - not owner occupied. After 1997 the Chinese investor pressure exploded as folks fled Hong Kong to "stake out new digs in Vancouver. More recent investor interest in condo purchases appears to be driven by skyrocketing rents / higher profits. Portland's real estate market sees little effect similar to what happened in Vancouver.

I would have to assume so. I can't believe they would be moving forward with a master plan that includes sites they don't control (or expect to control soon).

It's interesting that they include the theater lot, but not the block between Holladay Park and the theater.

That already has that proposed Home Depot. Must be different property owners. You'd think they would look to buy/include that into the master plan.

Love seeing the progress. Unfortunate the "home depot parking lot" lot isn't included. It also appears the "mega-sized" lots to the north are owned by a separate owner ("TMT Lloyd Retail Inc."), which owns the Safeway and defunct buffalo wild wings building. In a perfect world, TMT sells to someone who actually wants to make their lots better. Ditto with "Mosaic Portland Superblock LLC".

Overall I prefer the simplicity and intuitive nature or reestablishing the grid rather than trying to get cute with the traffic flow (although their plan is clearly significantly better than today). Since 12th street isn't really a through-bike route (too broken up outside this immediate area) I don't think there is as much advantage as they show.

Question for the history buffs: The 1940 aerials show open park blocks with pathways and maybe a French garden fronting Holladay Park? What is all that?

ZGF Architects created this draft master plan for Lloyd Center, but coincidentally in the early 1980's, ZGF was one of three selected firms for a design competition organized by the development company Olympia & York to design Battery Park City. Cesar Pelli's firm was ultimately selected for the Battery Park City project.

That is cool, I never knew about ZGF submitting any design plans for Battery Park City. I wonder what their proposal looked like. They would definitely be a firm I would like seeing doing a project like that in Portland.

Well, something like that did happen....

Subsequently Olimpia & York got rights to develop 3 blocks north of Keller Auditorium. ZGF conceptualized buildings on those 3 blocks. Each tower was designed by a different ZGF partner. Ultimately only the Koin Tower was built. The other two blocks were sold off and developed later. Those blocks are the next blocks just north & east of Koin Tower.
