The thing is, Whyte Ave could easily be argued as a more vibrant high street than 17th Ave.

I always find this view looking west over Humber Bay very disorienting. It always takes me a few seconds to realize what I am looking at.

Despite the propensity for wildfires in the area, I remain firmly convinced that Kelowna is one of the Canadian cities with the brightest future for rapid growth in the country. I foresee a metropolis of 500,000 people within 25-30 years.

If the CFL wants another team for western expansion, they should look at Kelowna.

I can't imagine how insanely horrible the traffic would be on Harvey Avenue with Kelowna pushing 500K.

I remember when Kelowna was 35K.

CPL looking to expand to Kelowna. CFL could be a good fit as well, I agree.

We had two Rough Riders / Roughriders for a while, so I think it's fine BC Lions keeps the BC even if we have two BC teams.

There is the Florida Panthers (Miami) and Tampa Bay Lightning, Florida Marlins (Miami) and Tampa Bay Rays, Texas Rangers (Dallas) and Houston Astros all in the same respective states...I don't see why that couldn't work here.

Good question. I think it's natural at a few beaches, but along The Grand Hotel, for instance, it was definitely brought in.

There's a ton of sand up on the mountains surrounding Kelowna due to a much higher water table millennia ago (the westside of the neighbourhood I grew up in is a giant, natural sand pit), so I'm sure a lot of the sand around the water was there before any of us showed up.

Kelowna at 500k would be a mess of a city I'd imagine. Too much of the Okanogan Valley is protected from development - and even if it weren't would likely be spared due to the wine industry. I'm sure there would be a lot of infill but you'd also get this weird sprawl along hillsides and up the mountains - which appears to already be kinda happening. On top of affordability issues I can only imagine it would be a nightmare to get around.

Whyte is a great street but it is not downtown. In some ways it hurts downtown Edmonton because when people want to go out at night or just meander and watch the crowds go by they naturally go to Whyte and not downtown. Downtown Edmonton needs a Whyte Ave and isn't even close to have a single block of it's urban form. Whyte is a great street but, unfortunately for downtown, it's too great.

This will change as more residential goes in downtown. As the city gets bigger it will have numerous areas to go out and be with the crowds.
