PEC approves rezoning application 4-0. Next stage is full council debate and vote.

Oh no, Shoeless-Joe Fraudtana is back in the news. We don't need his input.

When will we know if this project will be able to move forward as submitted? Is that the Oct 17th vote?

Not sure why Fontana is trying to involve himself, he clearly has an agenda against it or has something to gain else ware its pretty obvious.

Outside the NIMBY Renaissance people this is well laid out, it is exactly what London needs in exactly the right location in my opinion.

Because he now lives across the street. Just like the other Nimbys who we're against it.

He gets his opinion like everyone else, it's not worth any more or any less. Obviously, council should approve this project as soon as they can and get this project built.

The only thing I would say is that it would be nice to have public access on top of the tallest tower, like an observation area or cafe would be cool. My son and I were in the real London this year and went to the Sky Garden (https://skygarden.london/). It's a huge indoor garden and cafe where you can view the city. I think this would be a cool attraction in our city.

Rooftop attractions are common on tall buildings and York should strongly consider including one in the design at this stage of the application.

I mean, make it a ring or something where you can walk around the entirety of the view and see all of London, and make admission say, $15? Make all profits a donation to whichever... BGCL ftw! Anyways, I know for a fact I'd be going up there more than once myself, and who knows about family.

you've got my vote

The Sky Garden in the real London has a nice big viewing deck and has a restaurant and cafe. It is free to go to the top but you have to book a ticket, which there are limited tickets per day.

Council just voted to approve this re-development!

The vote was 11-2 with Trosow and Ferreira (ward councillor) opposed.

LFP article on vote. Next up will no doubt be an OLT appeal filed by a NIMBY which will delay this by another 12-24 months sadly.

High praise from mayor for what will be London, Ont.’s two tallest buildings

Quote:
London’s skyline will soar to new heights.

On Tuesday, council approved rezoning the northwest corner of King Street and Ridout Street for a pair of mixed-use skyscrapers(opens in a new tab) that will rise 53-storeys and 43-storeys overlooking the Forks of the Thames.

“Since this planning application came forward, I spoke with other mayors, and they’re a little bit jealous about this type of investment in the downtown core of a city,” Mayor Josh Morgan told council. “This is not something you see every day.”

Most high-rise buildings in the downtown core currently range from about 26-storeys to 35-storeys.

Connected by a single podium at their base, the development will include 800 residential units plus office and retail space.

Morgan emphasized the impact of bringing so many additional residents to the downtown.

“This is what will secure that upward trend of having a vibrant, revitalized downtown,” he said.

Shawn Lewis alluded to the fact there is space for a grocery store in this project. Not sure if that means there is serious talk of trying to get one, or simply that the amount of ground level retail space exists if a store wanted to come there.

Not sure this is a good location for a grocery store. Wasn't there a rumour that Metro was looking at Citi Place Galleria for a grocery store or at least one of their Urban Metro mini grocery stores? I would think that Citi Place would be a much better location then here.

The chances of this development having a grocery store are zero mainly because both the developers and tenants wouldn't want them. Grocery stores are 24 hour operations as most of the shipping is done overnight. Tenants, understandable, don't want the noise of the trucks and their constant horning when reversing all night and developers know it as it makes the development less attractive to buyers/renters. This is why, even the densest of city centres, grocery stores at the base of condos are exceptionally rare.

The Galleria is a potential but even that is probably a no go. Even if they could manage to consolidate enough space in the mall to make it workable, it is not considered ideal by most grocers. Major grocery chains tend to prefer to buy their buildings/land and not to rent them. This is why many new grocery stores are stand alone buildings or part of a plaza where they can buy the property and then just pay monthly maintenance for upkeep etc..........much like a condo.

I think any new grocery store will be a filling of an empty parking lot that can be bought, has a large enough area to have a decent size store, easy access to roads and large enough loading zones, and have space for some parking which they would need less of in a downtown location.

I think one of the ideal locations would be the huge parking lot at Wellington/Waterloo on York Street which is up for sale. Such a location is more central as it would get shoppers not only from the core but SOHO & Old East as well as opposed to Wortley or Richmond Row which both already have access to a grocery stores.
