No, 3rd street and OSBORN

There has been a small workforce housing project planned for that corner for a few years.

/\I'm glad to see the one at 18th Place & Indian School is on the NWC. I was afraid it was going to be on the south side via demolition of the existing retail strip (even though that would be a tough piece to redevelop). I really like that old strip of retail. Even if I'm one of the only ones that enjoys that sort of mid century forgettable commercial. There is a bunch of if up and down Indian School, McDowell, Thomas, Camelback, Bethany Home in various states and various interest levels.

I'm not sure if this was ever posted here or not but it sure slipped under my radar. They're just about topped out now, I noticed just the other day while driving on the I-17.

European architect Lev Libeskind to set up first US office in Phoenix

Posting the article in this thread as it provides an update on the Rainbow Road apartment building. Looks like they will be adding an extra floor for a total of 5 floors now.

Also, looks like this new architecture firm is working on 2 new TBA projects in downtown.

https://www.bizjournals.com/phoenix/news...owned-architect-selects-phoenix-for.html

Quote:
The office also is within walking distance of its first Phoenix project, a 36-unit boutique apartment called Rainbow Road at the southwest corner of First and Portland streets in the Roosevelt Row District.

Libeskind is still tweaking the design on that project, adding an extra floor for a total of five floors.

Originally, the plan was to use the rooftop deck as a community amenity on First Fridays on Roosevelt Row.

Now the entire ground floor of that structure will be retail experiential space that will invite the community to the space on a daily basis, featuring local artists.

The team is submitting new civil plans to the city and expect to begin construction in November.

Other projects in the works
Rainbow Road isn't the only reason for selecting an office building in downtown Phoenix, Libeskind said.

"We have two very significant projects in the neighborhood," he said.

While he wasn't at liberty to reveal much about those two projects, Libeskind said one is a mixed-use hospitality project and the other is a residential project.

This one, which does look pretty unique, it will be nice to have some variation in building style that this guy seems to be planning.

“The building, called Rainbow Road after the final course in all of the Mario Kart games, is the first Phoenix project for both Zac Cohen and Lev Libeskind, the developer and architect, respectively, who have worked together in other states and internationally.”

More apartments planned near Chase Field in downtown Phoenix

Brought this project up a couple of pages back and now we have more info and renderings. 7 stories at this intersection and near Chase Field is great and not your standard 4-5 story apartment structures (looking at you Ballpark Lofts).

https://www.bizjournals.com/phoenix/news/2023/10/03/apartments-near-chase-field-phoenix.html

Quote:
Ridgehouse Cos. is in the early stages of planning an apartment building just south of Chase Field in downtown Phoenix.

This proposed project would add to nearly a dozen projects in the construction pipeline totaling more than 3,200 units within a 1-mile radius of Chase Field, according to Peter O'Neil, research director for Northmarq.

"Since the ballpark opened in 1998, more than 7,000 apartment units have delivered within a 1-mile radius of Chase Field," said O'Neil, an expert researcher in the multifamily sector.

About 3,600 of those units have been completed within the last three years, he said.

St. Louis, Missouri-based Ridgehouse has submitted an application to the city to develop a seven-story structure on 1.6 acres at the northeast corner of Fifth and Lincoln streets, according to city documents.

While company officials could not be reached for comment, city documents show plans call for building 235 units, along with retail, gallery, leasing office, a small dog park and large amenity deck with a pool.

There's also more apartments planned for the NWC of that same intersection. "Pearce Apartments". Hopefully of similar height.

I'll see if I can submit a request for additional info/renderings.

I was never of the impression that it would impact Barcoa in any way but new article on AZ Central pretty much confirms it. In fact, it’s building an additional speakeasy concept off the alley, attached to one of the bungalow buildings?

New information on the new Manzana project and also Atari themed project rumors are back

https://www.azcentral.com/story/news/loc...osevelt-row-projects-on-tap/71051247007/

Quote:
One of the company’s projects, called the Hardware Store, is a repurposed brick building at First Avenue and McKinley Street, which has been converted into mixed-use office and retail space that is now home to Xico, a Latin and Indigenous arts organization, and Barcoa Agaveria, a bar and restaurant.

The company also bought the bungalows next to the Hardware Store, which had been used as private office space. They are in the early stages of adding a speakeasy-style bar and an event space with a courtyard to the bungalow buildings, Taylor said.

“These should be properties that the neighborhood and community should be able to enjoy,” he said. Intersection has applied to the city to add the bar component on the alley side, which will require some construction.

With Libeskind, Intersection is planning another mixed-use construction project, called Manzana, which is Spanish for apple. The project is planned to have a combination of apartments, art showcases, restaurant space, retail and other uses. Taylor said that project is still in the early planning stages. According to the company’s website, construction is expected to start in late 2024.

The company is also working with video game company Atari for a themed development, but Taylor said officials do not have any information to share on that yet.
Link to renderings for Manzana. Looks like this project will go where the current parking lot is between the Hardware Store and bungalows. The design is something you don’t see in Phoenix. I like it

Cool! These smaller projects will do so much to elevate downtown.

Manzana is my new favorite project, will keep a close eye on this one. Much welcome design diversity!

Manzana would also help tie-in the gap between Stewart and Saiya, and it's a good looking project. Hope this one happens.

I doubt it but all this proposed development (south of Roosevelt/Central) hopefully puts some pressure on the radio station building and parking lot on the SWC of the intersection.

Do we have any updates on the proposed tower at Central/Garfield (old auto shop building)?

Uhh, strangely you should mention it, that radio station lot has been transferred to a holding company Audacy Atlas charged with divesting the parent company's non-core assets. Audacy Atlas has in turn entered into letters of intent to complete said divestiture by the end of the year.
