Bwahaha, just when you think you've seen the most ridiculous listing for this building...$2.9 million for a 792 sq/ft two bedroom? Enjoy that pillar in the middle of your kitchen. At least the pigeons will be able to enjoy the Japanese rock garden next to your balcony.

Sad. It looks so cramped and basic beyond a few flourishes.

While the form of this building is beautiful, the materials chosen for the facade look quite cheap and not harmonious. This is another example of how Westbank’s products do not equate with their prices. I guess all of the money they make buries the shame they should be feeling instead.

Wow, that pillar is indeed brutal. I wonder how that outdoor tub will hold up in winter weather?

It's such an unremarkable unit. I would not pay $500K for this.

It is also interesting to see renderings for the amenities like the pool area and the reality not matching. That wine cellar dining room also looks loud as heck whenever there is a dozen people eating in that room full of hard surfaces. Form over function, indeed.

...well...at least the bathroom looks nice. I hope they put in a proper Japanese toilet at this price point (but I suspect not)

Looking at when it launched and that it is by Westbank, that seems pretty accurate. Sad that a downtown site like that could have been used for rentals for those who actually work downtown.

The layout isn't really that bad.
The column acts as a room divider for the dining room.
It's the price that is ridiculous.

Those straight line kitchens all have that problem.
A lot of them have it so there's no room for a dining table.

My comment was independent of price.

^^I'm fine with galley kitchens, but will never go for a unit where it's located in the middle of the space rather than along an end wall, as then there's no spatial separation from the living room.
These are my only acceptable 4 sides of a living room - glass, glass, TV wall+bedroom door, dining area

^Currently the ceiling downtown is around $6.00-$6.50/sf for unfurnished new luxury rentals.

There are still 20 units listed for resale in this building. Median asking price is $2,900/sf. A further 25 owners had units listed for sale as assignments and then took their listings down on completion this summer.

The last unit to sell was an assignment on the 3rd floor in January 2023 for $1,500/sf(!).

The writing is on the wall for most owners in this project that the current market value of their units are below the 2018 purchase price. Thankfully rents have inflated 20-30% during that period as it's now their only option to hold.

Most rentals asking for $5,000/month and above are probably also being posted on airbnb. They are not meant to rent long-term, neither do they, as I see the same postings for months on Craigslist. Either they are sitting empty or being actively airbnb'ed.
