New listing of the two-story penthouse, from three days ago. Can’t say I agree with their changing of the family room on the second floor to a master bedroom that’s wide open to the main floor with no door, and no door to the en suite bathroom. Come on up to the best terrace; we just have to walk through the bedroom, and my ensuite bathroom is now unusable til the guests leave.

The laundry room is a joke... it has no view! I'm not buying it.

If property taxes are listed as $0 - that means it's never been purchased since it was constructed. I think that gets determined after the first purchase price is registered with MPAC.

The cities' tax estimator says if this was the sale price the annual taxes would be over ~$52,000.. https://taxestimator-estimateurtaxes.ottawa.ca/en.

It really is. Huge unit, a pathetic laundry room.

That condo is truly terrible. Low quality, soulless. Nothing I'd call "luxurious" in any way, shape or form.

I expect the Realtor will get much negative feedback about the bathrooms (on par with a 500k condo) and paltry closet/“closet” space. Whoever signed off on the final build-out is out of touch with buyers in this price range.

That is a very nice unit.....but not 4.5M nice! You can get some pretty sweet Manhattan condos for the same price with views of midtown or Central Park: https://www.nestseekers.com/Sales/manhattan/high-rise?price=4000000_5000000

Just testing the market to see what offers they get maybe??

The photos of the terrace are awful! I can't believe they didn't pick up the bricks and other constructions materials before they took the shots. Actually, at that price I think the owners should have staged the place.

So on Google Earth, the roof height excluding mechanical is 143 metres . The mechanical and elevator overrun measures as 150 metres. Can anyone confirm?

Harley613 maintains an authoritative wiki page of Ottawa's tallest actual building heights. He's got it at 143m there too, but without a copy of the approved elevations document we may not know the official measurement. The thread titles of older projects here used the City of Ottawa's planning submission height measurement, which usually equated to an approximation of roof height.
