Looks like working on floor 22, with 23 and 24 still to go. Thankfully the jokes about their snail's pace can continue for a few years while they work on the interiors.

Nice find because originally that proposal I think was going to be a 9 story building so it looks like they upped the density!

I seem to remember it was going to be an office building.

In any event, 12 stories doesn't really seem buildable there. There's literally no reason to not build to the maximum allowable height once you commit to concrete and steel. Other developers have repeatedly pulled that off so I suppose these guys are just piddling around or otherwise don't know what they're doing, especially after a miss trying to build office there.

Not sure what you mean by not being "buildable"?

It's going to be all residential with ground floor restaurant/retail space. Two levels of underground parking as well. They are building to the max they can get ASU to agree to, since ASU has some jurisdiction over the property due to the adjacency to campus and they must buy off on design AND height. I think the current height/floor count is more than ASU originally wanted. Unfortunately ASU is hindering anything tall from being built there, they might cause problems for the 28-story next door too.

New Student Housing Project Planned in Tempe

I don't remember seeing renderings for this project. 7-story apartment project taking over the Sleep Inn & Suites on Apache.

Tempe approves plans for nearly 500 apartment units, with more than 1K in the pipelin

Skye Tempe (27 stories) was approved. Was a little worried about this one due to its proposed height. Does anyone remember the final height number?

Skye has a structure height of 300' and a parapet height of 286' which is par for the course in Tempe. The structure height of buildings aren't supposed to breech the 300' limit (but they occasionally do apparently).

New project submitted for 300 units at 200' in height at 1020 e apache blvd (the motel 6 between Rise Apache & Apollo). Was only a matter of time before this happened. A lot of density coming for that area.

That height and density doesn't seem realistic there if you look at the comments for what Marshall went through. I would hope the DRC sees that as basically the last of those kinds of parcels on that stretch where the height and density makes sense tho and approves it.

I note the owner of the parcel also owns the stretch of apartments on the south side of Lemon which seem just ripe for redevelopment as well.

The transformation of Apache Blvd over the past few years is incredible!!! And now even Mesa is getting a lot of development downtown. Maybe we will even start seeing this along 19th Ave in Phoenix up to Metro Center!

^ I was hanging out at ASU with my dad and mentors in the 1990s and we took Apache into the office. I remember when the big things on Apache were making the Desert Rest motel sign code compliant and building the fire station there. I credit hanging out on Mill in its heyday (Harkins, Coffee Plantation, Trails, Changing Hands, etc) and the building of the Brickyard as what really kicked off this urban hobby.

People watching at the Coffee Plantation, etc. on Mill was what hooked me into my urban hobby as well.

New 5-story apartment being proposed for 1115 e lemon street. Another older apartment complex bites the dust. That whole area will be redeveveloped in the next 5-7 years. Those remaining 2-story apartments on lemon are living on borrowed time...

I thought a 4 story building would be one of the last to go. Hell I remember when that was the tallest building in the area.

I lived across the street for 4 years and the owners said in about 2012 they would eventually build another apartment on the dirt lot they have on the backside. Could that be the proposal? or is it the whole lot?

Good add. That would make more sense, but that lot has a different address (1205 E Lemon vs the stated 1115 E Lemon) although they have the same owner.

I wonder if they're going to build on that lot and original parcel as part of a combination of lots (thus keeping the original address) and an addition.

Looking at the yelp reviews the place looks to have substantial deferred maintenance issues and at 52 years old I actually do see them tearing it down.
