Not meaning to sound naive, but doesn't that timber tower (when built) present an elevated fire risk? Or is it treated in a special way with fire retardant ? ... or what? Just asking.

No, current designs of cross-laminated timber buildings perform as well or better than steel or concrete framed buildings in fire tests. It's nothing like wooden framed houses with insulated gaps - the panels are solid glued lumber. In taller buildings there will be an extra layer of external gyprock to add even greater fire protection, but even exposed frames initially char on the outside, and then stop burning. The wooden elements are designed to be thick enough to not burn through in a potential fire. As the overall structure is much lighter, it's also inherently safer in the event of an earthquake. There's already an 18 storey wooden residential building at UBC's Brock Commons.

Has anyone heard of any progress for 1045 Haro St.?
I've heard that it is currently mired in financial difficulties and the Chinese owner is unwilling or unable to move the project forward. I'm guessing the site will be sold, either on the market or through a foreclosure.
Of course, the outstanding issues related to the view cone and shadowing still require resolution which complicates a sale to another developer.
It's been about three years since there was any public updates for 95 W Hastings, but ironically a building permit was finally submitted in May, 2023, about a month after this post.
