A few from my walk the other day.

This canyon is pretty crazy given how new it is.

The site at Ontario and Cambie has come back with a substantially VE'd proposal (in my opinion).

125 rental units and 20% for moderate incomes, with commercial at grade:

Ontario & West 2nd.

I think it looks more conventional - for the better.

Yeah I'm generally in agreement.

I was wondering what the delay was on construction, I guess this is it.

Big downgrade IMO. The tile and brick were a nice touch, as were the actual overhangs, and they also seem to have lost a floor.

Seems about right for a DP even with a mild design re-do. City's website says the rezoning was only approved at Public Hearing in April of 2022. Probably another year until shovels in the ground.

Original application: https://www.shapeyourcity.ca/5-w-2nd-ave

Looks like a polished standard OV area turd now. Seemed to have gained FSR too.

Change of architects, too. Smooth glossy metal panels are much for practical for cleaning than brick or tile - and it's a rental, so they can't leave it to the strata to worry about that. They're still putting charcoal brick on the main floor.

It's pretty pathetic that this is the normal timeline of things. Carry on...

At least they appear to be moving forward. I assume the repair garage is still operating, so it's rent will probably help cover the developer's costs of holding the site.

In the meantime the project has had a significant redesign by a new architect (I don't agree with GenWhy that it's a mild re-do). They've added 3 units and a bit of density, chopped a floor off the top but added 19 more parking spaces, altered the appearance of the building with floating boxes off a core, rather than stacked boxes, and changed the materials.

In the wider context the pro forma will have changed because, as well as the design changes, construction costs will be higher, the costs for construction financing will be more, and presumably the potential rent income should be greater too. The developer must be looking to committing north of $60m for construction, although there shouldn't be too horrendous a risk associated with that. It's not surprising that it's taken a while.

Not an architectural marvel but the new design looks so much better. The previous design was sheer disaster.

Disagree. The original design was playful and whimsical and would stand out against the sea of cookie cutter buildings. The update is absolutely a cheapening and looks more atypical of condos designed in the last 5 years.

At least the revision is still ok all things considered, but would've preferred them keeping the pop of yellow and red.

At least the colours don't clash anymore. Pale green on pale blue on brown on salmon pink? Who the hell came up with that?!
