Looking good! Thanks for the update! Crazy to think that with those 3 new towers on Parkdale there could be an extra 800 people living in this little section very soon.

And the street is still god awful for anyone outside of a car...

Yeah, that stretch of Parkdale could have been something with some care and attention, both with what's going up now, and with Tunney's being "reimagined".

Imagine: a new urban streetscape in Ottawa. Coulda had it. Didn't want it though.

Having cycled on this stretch of Parkdale a number of times, it seems like an easy street to implement some simple segregated bike lanes with paint and flexi-posts. The car lanes are pretty wide and could accommodate the bike lanes pretty easily. Seems like a pretty quick and cheap interim measure until a full redesign happens in god knows how long.

it seems most builders have given up on new condos over the past 2-3 years. New condo supply has been pretty limited since the pandemic.

I actually had a chance to speak with one of the sales leads at a major development, she works for an agency that has at one point or another sold condos and new build homes for all the major builders.

She said the highrise development pipeline until about 2026 is almost entirely rental. However, her agency is now seeing developers planning for that to change in 3-5 years with a major swing back to condos, so some development proposals originally pitched as rental are now being tweaked with that in mind. Apparently unit sizes, amenities, and parking requirements are different between rental and condos.

Latest PMA report shows nine new condo apartments sold this year to date in the central area...nine. There are about 260 new condo apartments remaining in inventory. These days, a rental pro forma will clobber a condo pro forma every time in this market. That's the reality.

Maybe explains why trinity train yards was held back.

Drove by over the weekend and the exterior cladding and windows started going up above the podium.

Didn't get the best look but they seemed to be of good quality.

Rode by today on my bike. Window cladding was being delivered. The company is AWD, Advanced window designs of Woodbridge, ON Vaughan. The Icon and most other projects have been Lassard. Having a new supplier could be a good sign for this project.

All of the renders show white balconies. I'm curious if that is an artistic decision to show shiny glass, or if it's going to be white mesh, or something else entirely. I guess we'll know soon!

Is this the official bait-and-switch? I thought the renders showed black or dark grey panels for the tower portion. They look light blueish/grey from those pictures.

It's giving 192 Bronson Ave and the new Marriott Rideau

I think it's less spandrel than the Beckitt. Far less than AC Marriot.

Richcraft usually delivers, so I won't jump to conclusions just yet.
