Either they are trying to sign on something closer to a Rabba here, or they are hoping to redesign the second phase somewhat if they land a grocery tenant to accommodate them. Even then, it would probably have to be a second floor tenant to actually get 15,000sf, which gets $$$$ and I'm not sure the grocery market in Hamilton can accommodate that.

Here's hoping they work something out!
To be fair this design has drastically changed from month to month. Who knows what they have planned.

Article in today's Spec: https://www.thespec.com/news/hamilton-re...rise-will-open-next-month-developer.html

Key points:

- sales launching next month
- construction starting in "late 2023 or early 2024"
- if there's a grocery store, it will be a "micro-grocer"

And that's for the tower. The 14-floor portion will be a future phase.

Great to see the progress!

Here's the image from the story (it was on the previous thread page, but this version is a bit larger)
Just noticed the "ghost" of Connaught in there, to the right of the full building; also Landmark is not one in this image.

I’ll be pretty happy if this is how the tower turns out. Seems like a nice addition to the skyline.

I like how they purposely erased Landmark Place in the rendering. Can we do that in real life?

I think that's because the new building is blocking it.

However, the render seems to be off as it looks like the new development is one block further south than it should be. Just doesn't look right.

The Subway house is still shown in that image. I wonder if they updated the design to keep it.

Larger format:

And I think they removed Landmark Place as well as Terminal Towers (another complex I prefer to reference by its old name, rather than "Effort Square") to help emphasize this development. I'd guess they'd be between the Connaught and the taller tower, perhaps Landmark partly obscured but I think in this angle it would still be visible.

Regardless, this looks good and hopefully lives up to the render! I actually like the look of the shorter building the best.

Definitely a good area for density and new builds in Corktown should mask some of the other dated developments. With Slate being a reputable firm, this should look at least better than average.

Decent social media push seems to be going on for this development, past 2 days I've seen multiple videos on Instagram and TikTok from realtors pumping up this development.

So great to see Hamilton shed some of it's 70's aesthetic..or at least integrate some new projects with some pretty decent design. Hamilton is looking very very promising! Nice stuff!!

hopefully the 1,000+ attendance here is a good sign and we see some brisk sales. The last few condo launches in Hamilton have struggled a bit and there is a very large list of upcoming condo launches in the city for the next 12 months.

Finally! It’s great to see some projects from the 2010s actually get moving. They were always more uncertain than what we see proposed now.

Can someone tell me why Corktown doesn't have a giant 50-foot wine cork built in the middle of it?

I mean, wouldn't that keep that neighborhood's name honest with itself?

XD
