Funny enough, I think this could look nice if
  • They ditched the white icon looking siding on the south elevation profile
  • Mirrored the light blue glass screening on both sides
  • &/or with the light blue glass screening mentioned above, increase the height of it at the crown a bit so it’s more of an ornament and less a small nub

Yes would be similar to, but different than 1180 Peachtree.

2nd with the east elevation profile with an amenity overlook towards the top at the same level as the west elevation amenity.

Idk, feels like small adjustments can make these from okay to rather interesting designs.

Question

Does The Atlanta Mission own the block that they are on (Centennial / Lovejoy / Ivan Allen, diagonal from NCCHR)? If so, how much could they make from selling it? Bigger issue, though, is where would they move to?

Krog Street Market owner plans revamp of The Beacon in Grant Park

https://www.bizjournals.com/atlanta/news/2023/08/02/asana-partners-beacon-beltline-southside.html

Quote:
Asana Partners is planning a makeover of The Beacon, a BeltLine-adjacent commercial development in Atlanta's Grant Park neighborhood.

Asana, a Charlotte-based real estate investment firm, is proposing to consolidate small tenant spaces into larger spaces and expand the property's patio space, according to a special administrative permit application submitted to the City of Atlanta.

Plans call for new facades with different materials "to differentiate between the tenants and create a sense of identity for each of the tenants," per the application. Part of the structure would be demolished, and a breezeway would be absorbed into leasable space in order to give tenants "a presence along the street and direct access to their patio space." Atlanta-based architecture firm Asd | Sky is designing the project.

The estimated cost of construction is $1 million, according to the application. The timeline for the project is unclear. An Asana spokesperson declined to comment.

I went to the Beacon a couple times until I realized there was a big inside area that connected a bunch of the retail together. Was like a mini mall that I didn’t realize existed.

Also, Asana owns a *lot* of commercial property in Atlanta now. And interesting enough as they’re Charlotte based, when restaurants expand we’re seeing a lot of the same brands in both cities.

Looks nice but I don't get the point— didn't they just built that place?
If you've got a million to invest, why not put it into something new instead?

Isn't that an outdated drawing? I thought the new owner decided to go another direction.

No idea. I was just going off of Smartallone's image upload. Whatever they decide on, I hope it comes to fruition. Downtown desperately need more permanent residents.

The underground parking garage has been completed & the first floor is ready to start on Waldo. It's been in that state for a couple of weeks but that may have more to do with behind or under the scenes detail work before the rest of the floors start to rise. They were talking about using mass timber construction for the office portion of the project so that may hold things up too if that is what they are going with???

Looks like GSU is buying it to turn into classrooms and special event space.

Northwood Ravin buys site near Ponce, Freedom Park Trail

https://www.bizjournals.com/atlanta/news/2023/08/14/fuqua-northwood-acquisition.html

Quote:
A project that would bring apartments and a grocery store to an undeveloped area just north of Downtown Atlanta has inched closer to reality.

Around 3.3 acres between Boulevard and Highland Avenue is now under the control of Northwood Ravin, the Charlotte-based joint venture partner with Atlanta’s Fuqua Development, according to Fulton County property deeds. Northwood paid $14 million, or $4.2 million per acre, for the property near the Freedom Park Trail and south of the now-shuttered Atlanta Medical Center.

On the site, Northwood and Fuqua intend to build an estimated $130 million 284-unit apartment tower, a 45,000 square foot grocery store and an additional 12,000 square feet of retail. Around 15% of the units will be priced at an affordable level. Last year, principal Jeff Fuqua said the project is "as urban as urban can get."

The partners do not have a construction loan, according to Fulton County property deeds. Construction is expected to begin next year, Jeff Fuqua told Atlanta Business Chronicle Monday.

I know we all hate Fuqua, but this sounds great. It will almost assuredly be mediocre in appearance. But 45k sqft is a solid sized grocery store, 12k sqft for retail is easily 2-4 tenants and then nearly 300 apartments on top. If i could plop 5 of these around the city in Downtown, Howell Mill, Westend mall, etc. I would be elated.

I guess the big question is how they will handle the parking.

My main gripe is not extending MacKenzie Dr or aligning it’s intersection of Highland Ave with the ingress/egress of the new development.

Otherwise, should be a good addition to the neighborhood, though could have used more housing units!

Is there a site plan? I remember seeing some renderings a year or two ago. Would be nice if they did what you said about MacKenzie Dr.
