Just eyeballing on google maps, the last large commercial lot in Sage Creek (north of McDs and the fire hall) seems to be just a tad larger than the Regent Costco store itself, nevermind the parking lot needed for a Costco.

Regardless if its off Fermor or in a new suburban development SE of the Perimeter and 59S interchange, we can always count on the city using our should-be-freeways and plunking a light-controlled intersection in it's place to service a shopping strip.

All I heard about the southeast Costco is that they supposedly own land in the area of a possible future store. It is possible though the land is held is some arms length company that is more difficult to trace back to Costco proper.

I was looking at this lot the other day and it seems like a good site for a Superstore or Walmart.

If its the location I'm thinking of it was also talked about a few years about being a Wal-mart store before Wal-mart took over the Southdale Target site.

After years of speculation, a new Costco warehouse is being planned for the western edge of Winnipeg, a city report reveals.

A 166,843-square-foot building is proposed for 4077 Portage Ave., at the intersection of Race Track Road and Stewart Millett Way in the Assiniboia Downs area.

Council’s Assiniboia Community Committee will consider a variance for the project next week.“

Costco in Sage was always a rumour. I've even heard people claim they were hiring staff and contractors for the build. Probably a matter of time and makes sense to have one out here but I don't think the area has the space. Qualico already has a plan for the open space that you see. It probably goes against their store plans but a spot just outside the perimeter would be a great idea, easy access and keep traffic away. Makes it more attractive for the south communities as well.

Correct general parcel but it is technically at Festival Dr (aka Camp Manitou Rd) which is the west side of the parcel and not Race Track Rd on the east side. It is a minor detail. This is the same location as the previous rounds of zoning approvals.

There had been speculation making the rounds based on site plans that the purposed Costco had actually been moved even further west to the western side of Festival Dr v the location on the eastern side.

Can’t say I’m sad about that one. I think that’s probably a combination of the theft, but also the fact that Dollarama has better product for the same or less and people seem to default to there for some reason. Every time I drop in a Dollar Tree, it always seems dead no matter where the location.

That might actually be a good thing as they were not helping downtown

There was a dollar tree DT?

In regards to DT retail (or lack thereof) my buddy runs Orbit Collective and has been stocking his shii at the Collab Shop on McDermot. They had a store in the Outlet for a year or so but went too hypebeast and had to close shop cause the lease prices at Outlet are crazy these days. Although he hopes to move to The Exchange and set up shop somewhere on the Waterfront.

Anyways, stores like CNTRBND and Collab Shop are definitely helping retail for the under-25 demo in DT. One thing I noticed is that the Alleyways thrifting that they got on the back lanes of Market St once a month are much better then anticipated and actually draw a crowd. DT could use another thrift store or 2 because that’s where all the hidden gems are these days if you don’t shop online.

As I leave Winnipeg, for some reason I feel more optimistic then ever for the future of DT (inner city) retail. I think we are making a decent recovery post-covid all things considered with the amount of events and emergence of Seabears. This is one of my drunk ramblings so don’t take my opinion too seriously lmaooo.

Hopefully there is demand to fill it with something that brings in some life to the street. I still remember when it was Woolworth’s(?).

I was just at Dollar Store and a rubber spatula was $4. Sure not like it used to be. Still a lot good deals to be found but was quite shocked to see a rubber spatula at $4, and some of the other items.

Most of the dollar stores chains have been slowly raising their prices over the last few years.

Dollarama announced in 2022 they were going to have a $5 price point cap on products due to inflation. I don't know if they have adjusted there top price cap since as I don't go in there that often
