Over 15 years after a previous Vancouver City Council approved the Southeast False Creek Plan, there now appears to be a planning effort behind the scenes to redevelop the last remaining large vacant waterfront plot of land within the area plan.
Quote:
Identified as Southeast False Creek Area 1A, the entire area eyed for improvement spans about 22 acres, which includes over 12 acres of public park and open spaces, in accordance to the area plan. Only about 7.4 acres on the southern half of the lot is deemed for development, while the northern half closest to the water is eyed for park space.
Not sure if this has been posted here.

Why did this take so long?

Or you are the unfortunate TBM and they just veer you off to the right and leave you there intombed.

This might be a hot take, but another waterfront park is a serious missed opportunity. We have plenty of park space along the water, what we need is more uses that extend the variety of activities along the water. We have a serious lack of bars, restaurants, and even clubs along the water.

Other global cities are able to active their waterfront at all hours of the day

Not that hot, it was about a 50/50 split back when NEFC was still a first draft. I'd bet on City Hall having a open house a year or two from now with both options (the park on the seawall, or the venues on the seawall and the park closer to 1st).

Long-term job security? Moving at the speed of government?

I like parks along the seawall. What would be nice is bars and restaurants set back on the other side of the park, with views to the water. Roads in behind would provide another method of access to them as well.

of the 28 km seawall, virtually all of it is beside a park, greenspace or a condo. And the extremely few restaurants we have on the seawall are in dead zones like between Burrard and Granville bridges.

I can't think of a single space where a bar opens up and you can see live music at night from the seawall. Not even on Granville island

edit: maybe Coal Harbour has some restaurants on the seawall. but still, boring spaces

The old TapShack location is available in Harbour Green Park if anyone wants to give it a go.

There's a lack of spaces overall, and for the few that exist there's exorbitant rents (as with any prime space in Vancouver), really the only way you're going to get activated spaces along the seawall is to subsidize spaces for businesses that'll put the money and effort into activating them.

Most of the seawall is a deadzone for most of the year which is why most people aren't stupid enough to open up down there.

Wow it's gone already? That was always a fun location for whatever name was in there, but very seasonal of course.

I imaging this re-examination of the area of False Creek has primarily to do with new outlooks on height and more housing (example of recent density given to say... Fraser Lands, Cambie Corridor added heights and the go-ahead of Senakw) but mainly the changes approved to eliminate some view comes, primarily the City Hall ones.

To the underside of the QE viewcone in this area I think you could build 20-ish storeys?

Also remember most retail for the Plan was left as "choice of use" and many went to 1st floor townhomes instead of active retail (which is almost all of north 1nd west of Columbia). Current Plan has zero retail in this leftover development space.

Current area height is 38.1 metres but no reason why it can't match heights of buildings approved to the west closer to Main at 72 metres.

Yeah, here's the envelope left after applying the view cones:

it was meant to be developed right after the Olympics ended. but the CoV ended up losing a ton of money on Olympic Village, and since the economy wasn't great, the project was shelved. and that is where it remains to this day.

the land is quite contaminated since it was used as industrial and a CoV works yard for like 50yrs. i dont think they did any remediation when they did Olympic Village.

i always thought a new city hall down there on the waterfront could be nice.

That would solve the problem of view cones towards City Hall!!

Yet another example of a useless penthouse priced for a buyer that disappeared by tte time it was finished, this time from Pinnacle. If this place really did get a empty homes tax exemption, that's appalling.

Olympic Village condo... completed in 2019... for sale by the developer

So did this condo sit empty for 4 years??

Been trying to sell since 2020 at the same price of $3.6 million...

Here is an idea, reduce your price... this place should not get an empty home tax exemption

Why would it get an exemption?

The tweet made it sound like it did but I was curious if that was actually the case, which is why I asked. Would it have been covered by ABC's rebate?
