Police Chief Dale McFee told reporters that violent crime is up so far in 2023 and that his No. 1 priority is to hire more officers. “We get what we tolerate. If there’s no accountability, then we shouldn’t expect anything but chaos,” McFee said. He also suggested police will introduce a new approach for dealing with drug use in the coming weeks.

Does that mean if they hire more officers we will see more officer presence?

For all the talk of increased officers and sheriffs, I still do not see what I would expect as a reasonable presence of beat cops walking downtown.

Yesterday I ran into a random realtor in my building Downtown who was meeting with the owner for another price reduction. The unit was purchased ~7 years ago for $400k and will be re-listing for $269k. I asked her about what she is seeing in the market these days:

-there is an over supply of condos and significant lack of demand in the Downtown
-very few female buyers for anything Downtown due to safety and that represents 55-60% of the market
-the impacts of interest rate increases have pushed ~20% of buyers completely out of the market and into a holding position, back at parents or into rental product
-the same increases have forced some with secondary 'investment units' to list causing further inventory to land on MLS and a bit of a race to the bottom as many of these units are being priced to sell; undercutting neighbours
-investors are picking and choosing deeply discounted units, but she indicated that the majority of her investment buyers are out of the market and into secondary markets around Edmonton or have moved money south to Calgary
-a lot of people are trying to divest out of all of those 3 storey walk-up condo conversions in CM, QMP, Oliver, WestMount etc. and are facing (surprise!) significant special assessments due to low or no reserve funds
-any single family product in the 350-400k range is selling incredibly well around the city
-many of those buyers are coming out of multi-family product

It was but one perspective, but an interesting unexpected coffee chat and one that reinforced just how much work there is ahead to correct the market and fill those units.

Most of that didn't need a coffee chat with a realtor to determine that, many of us here already know and see this, and it was happening before the pandemic too.

If you live downtown must of the questions are problematic to answer. How often, it asks, do I go downtown .... and live here or daily is not an option lol.

I don't see anyone in their right mind wanting to invest $500,000+ in a condo downtown. Its pretty clear downtown is a hot mess. Unless you are in it for the long haul, you will never get your money back.

You can buy a very nice stand alone home in a good neighbourhood for that kind of cash.

Honesty, nothing Salt Lake City is doing is rocket science. They are following urban planning 101, and for some reason, most North American cities can't wrap their heads around these simple concepts.

It actually boggles my mind, that a city the size of Edmonton has literally no rapid transit to and from the airport to downtown. We can't even manage to get an actual "walkable car-free street" anyone with half a brain can see 104 is perfect for this purpose.

Free public transportation around downtown would also be a huge game changer I think. If people could get to their downtown offices for free in areas like Oliver, The Quarters, McDougall, Queen Mary, etc, you would see a lot more people willing to consider moving to the core downtown neighbourhoods.

Residential Growth Targets
There are two separate targets and projections for residential growth included in the 2010 Capital City Downtown Plan:
● Population target of 24,000 by 2030
○ 2021 population was 12,000 (2021 Federal Census).
○ 1,333 new residents per year 2022-2030 to meet this target.
● Projection of 12,200 net new units between 2009 and 2044
○ 2019 count was 10,365, an increase of 3,205 from 2009. (2019
Municipal Census)
○ 359 new units per year from 2019 to 2044 to meet this target.

^I was at Waterloo during the start of the crazy student housing boom there, it was wild to witness. They are still far and away the largest PBSA market based on that graph, which is interesting as they do not have the largest student population.

Quite neat at Edmonton has the fourth largest student population in Canada - I wonder with the U of A and Macewan's expansion plans if we will overtake Vancouver eventually to claim the third spot?
