A new 24-story hotel tower could be just the thing to perk up an under-used section of DeVos Place convention center and solve downtown's need for another convention hotel, the Grand Rapids/Kent County Convention/Arena Authority (CAA) was told Friday, April 21.

The proposal would put a 400-room hotel costing up to $97 million along a section of the convention center located between DeVos Performance Hall and the Windquest Building, which is owned by the family of Amway co-founder Richard DeVos.

If created, the new hotel would enliven an under-used section of the street and create [the] type of convention hotel that as called for last year in a study that looked a ways to strengthen the city's downtown convention business.

The project, which would mean the city of Grand Rapids and Kent County would own a hotel, is still a long ways off from becoming reality, said Richard MacKeigan, regional general manager for SMG, which operates the convention center.

"Nobody is breaking ground tomorrow," said MacKeigan. The next step will be to hire a market consultant to see if a hotel could succeed on the site. "First and foremost, it has to be financially viable."

Forgot that this thread existed. Reposting an update here from the Grand Rapids General Development thread-

The City of Grand Rapids is hitting the 'time out' button on its plans for a new 400-room, 24-story hotel proposed for the DeVos Place convention center. The City has hired a consultant to reevaluate the market demand for the proposed hotel, which was originally intended to help fill a gap in the local hotel market. A study in 2016 determined that the area could benefit a new hotel with up to 400 rooms, but now there is much more competition, with about 800 new hotel rooms expected to online downtown soon.

My own guess is that the conclusion of the study will be it is no longer feasible at this time, at least not at the scale originally proposed -

GRAND RAPIDS, MI - The Grand Rapids Kent County Convention and Arena Authority (CAA) is hiring a Chicago hotel consultant to determine if there's a need for a 400-plus room convention hotel at the DeVos Place Convention Center. The study also will look at the possibility and impact of building a separate hotel in a parking lot behind the Van Andel Arena. In both cases, the hotels would be placed on publicly owned property in competition with privately owned hotels in the downtown area...

Envisioned DeVos Place hotel estimated at $354.9M

The study was completed by CSL International for the Grand Rapids–Kent County Convention/Arena Authority (CAA). The CAA oversees the publicly owned convention center and has been exploring an expansion of the venue for nearly a decade to attract more events and visitors to Grand Rapids.

CSL estimates the 600‑room convention hotel, which would be built at or adjacent to DeVos Place, would cost $354.9 million — or nearly $592,000 per room. A 2019 analysis estimated a smaller, 478‑room convention hotel at $282.6 million.

With the feasibility study now complete, CAA Executive Director Rich MacKeigan said the authority and its partners must decide whether — and how — to proceed.
