Canadian City Proposals II

The point should be does the extreme height and density out of character with the rest of the neighbourhood work here and not from a skyscraper, skyline, population growth enthusiast's biases but, based on the successes and failures of the past project performances for out of character height and density developments across Canada. The tower in the park layout I hinted at and you nailed is something also to be scuntinized based on their past success rates vs the battle to be fought between pro development and anti development or pro neighbourhood.

It really depends on what one refers to as success. Is a development successful if the units sell at a profit in a short time? Or if the buyers and/or occupants are happy with their purchase after a given amount of time? Or if the development pleases (or at least doesn't annoy) people living nearby but who aren't directly involved? Or if it's a net positive for the city in terms of tax revenue vs services provided? Or if it gets positive reviews from architectural critics? Or the development's environmental footprint? Some combination of the aforementioned or something not mentioned?

Some of these things will inevitably conflict with one another, and the factors a person chooses to emphasize or disregard are going to reflect the person's individual perspective and priorities.

Honestly, it reminds me of a standard Chinese style development. That's not really a bad thing but it has the monolithic quality that it's difficult to find merit in.

Couple Ottawa-Hull proposals.

The first is on Hull's rue Laurier. It could have 950+ units with towers of 21/26/30f.







The second is in the Gloucester area of Ottawa at 1600 Naismith with 194 units in three townhome blocks and two 6 storey apartment blocks. This is the second phase of a project that started with the conversion of an office building to residential, and right across the highway from Blair O-Train station.

There's also a general concept for 1101 Baxter Rd, current site of the Ottawa Citizen offices and printing warehouse, across the Queensway from the future (2028) Queensview O-Train Station, connected by an overhead walkway.

Another Ottawa proposal, this time in suburban Orleans, about 800 meters from Place d'Orleans O-Train (currently major bus station, with train station set to open this year). 530 Brisebois Cres, 9 to 40 floors.

That area is called "Orleans Town Centre" and has a performance art centre (Shenkman Arts Centre), City offices and services, a theatre (though now closed), a climbing gym (that was a YMCA up until a few years ago), restaurants, a hotel, services and medium density residential.

Not a fan of the tallest of the Vancouver triplets. I like the lattice but not the bulging, stouter shape or the flared crown.

Gregory Henriquez's inspiration was glass sea sponges that grow in the waters along the south coast of BC. You can kind of see the similarities between the top of the sponges and the tallest tower.

It's a pretty accurate interpretation, but that doesn't address what made them think the key to an attractive building is looking like an ocean organism.

The Filmores Hotel redevelopment has an updated design.

It looks like developers are switching from their condo plans to rental designs. This is good news.

I prefer this new design to the previous one, but I wish they would fix up and reinstall the Filmores Hotel Sign on the building somewhere. Maybe a Neon Sign from 1980 isn't worthy of it to some.
