ZOM Plans Early 2016 Groundbreaking For 429 Unit Luma At Miami Worldcenter

Apartment developer ZOM has revealed the names of two additional rental towers in the works for downtown Miami. They are:

Luma at Miami Worldcenter, a 44-story, 429-unit high-rise
Avant at Met Square, a 42-story, 391-unit high-rise

Groundbreaking for Luma is scheduled for early 2016. That is around the same time that ZOM’s 462-unit Monarc at Met 3 will be opening (leasing for for Monarc will begin towards the end of this year.)


ZOM representatives say that they don’t have a construction schedule for Avant at Met Square yet.

The developer began construction this week on the 438-unit Solitair Brickell, after obtaining construction financing from JP Morgan Chase and HSBC. The project will benefit from being directly across the street from an entranceway to Brickell City Centre, allowing for an ‘extraordinary’ covered walkway to the Metromover.

Architect ADD Inc says that the exterior of Solitair was inspired by the Majule palm tree.

Paramount Miami Worldcenter Ready for Contract Conversions

The Paramount Miami contract coordinator just sent out emails to all of the buyers who have already reserved a unit(s) at Paramount Miami Worldcenter confirming that they are in preparation for contract conversions and the contract conversion packages will be sent out to reservation holders “in the coming weeks.”

Below is the text of the email that was just sent out to Paramount Miami buyers.

Shortly, for your convenience, you should expect to receive a UPS package with your Purchase Agreement along with the Prospectus for your review and signature. However, if you prefer an in-person meeting at our Sales Gallery, you can schedule an appointment with your sales representative.

Included in the package will be the following:

Hope they were just advertising the tower and just left the mall part blank because the mall portion looks pretty blah in those models.

Sales are going pretty well for the complex. This is also true for many other towers. Often either sold out or reserved to the 40-50% mark. Sunny Isles is one place where units go quickly.

I like the one with the jagged roof. Is it by KPF? It looks like their tower in London.

The rest of the towers are hideous though. I love Miami, but its architecture is terrible.

Paramount Miami Worldcenter is converting to contracts

So far 40 percent of the 60-story building’s 513 units have been sold, developer Daniel Kodsi told The Real Deal during an interview at the tower’s sales center Wednesday. “We feel that we’re going to have a really strong conversion,” Kodsi said. “We’ve had brokers who have made a commitment to revolve their business around Paramount Miami Worldcenter.” The project’s sales model follows the 50 percent deposit structure that has been popularized during this cycle. Payments are staggered with 10 percent down at varying stages, from reservation all the way to topping off. Units will range in size from 1,180 square feet to 2,300 square feet, with an average price of $700 per square foot. Interestingly, Chinese buyers make up 13 percent of the building’s current sales. Realtors and developers have been looking to Asia for sales after weakening Latin American currencies have softened those countries’ involvement in the South Florida market. Kodsi told TRD that his development is no different: Peggy Fucci of OneWorld Properties, which is marketing and selling the project, has been traveling to China for years. And the group has even brought on a Feng Shui consultant to bolster the building’s appeal to clients from China.

FAA Approves Height Of Marriott Marquis Miami Worldcenter Hotel & Expo Center

MDM Development has been granted approval from the FAA to build the 54-story Marriott Marquis Miami Worldcenter Hotel & Expo Center.

The agency approved the developer’s request to build at a height of 640 feet above ground level, or 653 feet above sea level. It took nine months to review the proposal, which was submitted in December 2014, and the approval will expire in February 2017 if construction doesn’t begin by then.

Along with 1,800 rooms, the project will also include 600,000 square feet of convention space. Total cost is estimated at $750 million.

Construction is expected to begin by this fall and take up to 36 months to complete. Coastal Construction is the contractor.

Taubman Centers: Progress On Worldcenter Mall, Announcement Soon

Taubman Centers recently told analysts on a conference call late last month that they have been making progress in planning The Mall at Miami Worldcenter, and expect to be able to make an announcement soon.

During a question and answer session on the July 30 call, a Citi analyst asked if there was a drop dead date for the project. CEO Robert Taubman reiterated that the announcement would come soon, adding that Miami is an ‘amazing market’ and that we are ‘working hard on it.’

Last week, Taubman released an updated investor presentation, but little new information was added about Worldcenter. A November 2014 presentation said that Worldcenter would break ground sometime in 2015, while the newer presentation simply said that the project is progressing.

Luma at World Center was approved by the FAA this week at 44 floors and 494 feet.

^ They couldn't go another floor and surpass the 500+ foot level? I wonder why developers do this.

Just modify your signature to say " over 490 ft. | 149m. "

This way, towers that are just below the line for 500 feet will shine in your signature once they are u/c.

But with developers, no idea why they always fall short. Its like the projects that are 20 ft shy from a 1000 ft.

Could it be that maybe the FAA is harsher on buildings once they reach a certain range?

100-499
500-999
1000+

Just a hypothetical, but I wonder if they do it based on categories and the risk to aviation/close proximity to flight paths.

Edit: Categories that differ from those height contour maps.

I'd imagine those flight maps that radiate outwards from an airport have something to do with it or it could just be an easy way to not deal with the hassle if they are in a region where 500 or greater might give them issues.

It could also be that developers don't care. We're interested in these height in feet/meter benchmarks. They don't care about spending the extra thousands of dollars to hit that height plateau. A 980-foot building looks pretty much just as tall as a 1000-footer.

The highly-anticipated PARAMOUNT Miami Worldcenter, the first and only residential tower currently for sale within the 30-acre Miami Worldcenter site, is one step closer to making its debut with today’s announcement that official site demolition is underway. The announcement comes on the heels of the City of Miami’s building approval, as well as the tremendous sales response PARAMOUNT Miami Worldcenter has received, with current sales representing over 40% of the building.

To capitalize on this momentum, the 60-story condominium tower will be hosting a Demolition Event on Thursday, September 3 at 10:30 am to commemorate the demolition of the last remaining building on the Miami Worldcenter site located at 950 NE 2nd Ave, Miami, FL 33132.
