King St was busy this morning. Looks to be 4+ concrete trucks dropping off concrete for the foundations of the parking garage. Second floor of the tower looks to be imminent as well. Down the street the left most lane was closed for film production parking.

It's fascinating seeing how quickly this one is going up. Record for this city? I'm quite confident now that it will actually surpass Cobalt.

That would not be surprising. Anyone been by Cobalt lately? I haven't really been anywhere the past month.

Cobalt hasn't made any (vertical) progress in the past month at least. Possibly more. Honestly it seems to have stalled out. I worry that 75 James Street South will also move at a similar sluggish pace.

75 James has been moving at a decent pace.

I admit I haven't been downtown in a few weeks to check up on Cobalt, but last I saw it they were making decent progress on the 5th floor. The 5th floor has a larger double height space between the towers, which means the 5th and 6th floors will likely be fairly slow.

Once they get above those levels, Cobalt should fly though as then they are on to typical tower floors.


The reason this one feels so fast is because it only had a single level of underground. This saves an insane amount of time versus a project with 3 or 4 levels of underground parking. It's a lot less time driving piles, excavating, and getting to grade.

I actually see cobalt going up a storey recently. Very slow but still going up

While that's a low bar, I reckon you're going to be right on that front. There's definitely a lot more intellectual capital behind the grad residence building than any other built or underway. Between this and the future arena makeover, it could be two of the best examples of Hamilton's future within a one block radius.

The most interesting part of this Minor Variance application, however, is that we have now learned that McMaster is planning a second tower, at the corner of Bay Street and George Street - and the application includes some preliminary massing concepts showing a 20 metre tower separation.

When that tower goes up, along with Vrancor's tower at the corner of King and Caroline, the entire block will have been developed. Will this be the first entire block to see all its parking lots filled up?

They're working like crazy on this development. It's not uncommon to see 50+ people on site working.

They're erecting sidewalk protection (which apparently may not be required in Hamilton?)

Of course sidewalk protection is required, why wouldn’t it be?

What I've heard is that they are not mandated to do this in Hamilton. It didn't look like they were going to do it either. I thought that was odd since this is a basic safety measure, but it might be a case of Hamilton not requiring something basic and someone doing it more for insurance purposes.

It's a requirement under the Construction Regs:
Public Way Protection
64. (1) No work shall be carried out on a building or structure located 4.5 metres or less from a public way unless a covered way is constructed over the part of the public way that is adjacent to the project. O. Reg. 213/91, s. 64 (1); O. Reg. 142/17, s. 11.

(2) Subsection (1) does not apply with respect to a building or structure if the work being done is enclosed. O. Reg. 213/91, s. 64 (2).

(3) A covered way,

(a) shall have an unobstructed height of not less than 2.4 metres;

(b) shall have an unobstructed width of not less than 1.1 metres or, if it is over a sidewalk that is less than 1.1 metres wide, have a width equal to the width of the sidewalk;

(c) shall be capable of supporting any load likely to be applied to it and capable of supporting a load of at least 2.4 kilonewtons per square metre;

(d) shall have a weather-tight roof;

(e) shall have the side adjacent to the project covered with a partition that has a smooth surface on the public way side;

(f) shall have a railing one metre high from ground level on the street side; and

(g) shall have adequate lighting within the public way. O. Reg. 213/91, s. 64 (3).

65. If work on a project may endanger a person using a public way, a sturdy fence at least 1.8 metres in height shall be constructed between the public way and the project. O. Reg. 213/91, s. 65.

Second floor walls are nearly all up. Seen a lot of onlookers gawking the scale of the forms that are being moved around the site by crane.
