Possibly they are refining the design for the foundation after the bore hole testing was done on the site. This may also effect building up.

Permits can come at random times often.

The L3 Harris building got its issued a few months ago despite being almost finished, for example. Timing is odd and they sometimes issue conditional permits.

I mean there hasn't been any work done on this site either, so not sure. There's been a couple people here every day, park their cars, do some work in the trailer offices.

Yeah, I saw that this morning, and yeah that was a shit ton of trailers and other vehicles and equipment, all so very concentrated. Perhaps they were waiting for this to happen and then hopefully the excavation and the pile driving will go ahead.

Nice set of facade houses there. But you'd think there would be plenty of real ones like that around town that could have been rented by a production company.

Maybe they plan to blow them up... blowed-up real good.

Still no dig permit I can find for this property. They were doing electrical work yesterday though.

Thought I saw some structural steel beams lying in front of the blank north wall of the Marquee Residence tower the other day when I drove by. Next time I'm by the site, I'll try and take a closer look, my eyesight not being the best lol

probably steel piles for the walls of the excavation. Not structural steel per se, but a sign of serious construction starting.

They've been there for a month today. Not much going on most days. I'm curious if major works has been postponed because of Covid rules.

Finally a permit under review on the city of Hamilton's website. Despite being sold at "10 Bay" the current address is 191 King St W:

21 131697 00

"This is an application for a shoring permit for McMaster Graduate Student Residence. The shoring will be for a 30 storey building, that will consist of 27 storeys of residences with a 2 level podium that will accommodate amenity spaces. It also includes 1 storey below grade parking and 5 storeys above grade parking"

Nothin new, but it seems they're taking their sweet time applying for permits with this one.

I’m guessing it’s not 5 entire floors of parking or amenities, since that would be 34 floors instead?

I believe the 5 floors of above ground and 1 below is that separate building fronting King St W. The 1 floor below ground, and 2 floors of amenity space +first floor lobby is the 3 floors that isn't residential in the residential tower portion.

No commercial in their podium at all? I was hoping for one or two quick service restaurants to front onto King. Would be perfect for A&W to locate an eat in/takeout only location in their podium and then sell their current location across the street for better use of that land!

It doesn't look like it, but to be fair, I don't think the site plan has been posted here. If it's back a couple pages, feel free to find it and bring it back up. I may look back if I have time.

There is no retail in this project unfortunately. A link to the floorplans are available a few pages back and they show that the ground floor King Street frontage is like half lobby and half various amenities.

Re: parking - there are six floors of parking total, many of them shared with other uses.

P2 - parking
P1 - parking
ground floor - parking + lobby + amenities
level 2 (almost a mezzanine level actually) - parking + movie room
level 3 - parking + residential units
level 4 - final parking floor shared with more units.

levels 5 through 9 - residential units only

level 10 - residential units + outdoor amenity space above podium

level 11+ - entirely residential except for 15, 20, 25, and 30 which have small amenity spaces

I'm legitimately surprised the city didn't require commercial along this stretch. Typically the city requires it on the first floor of new buildings. Perhaps because it's institutional use they let it pass? Makes more sense than having commercial on George in the new Vrancor buildings, where every commercial unit is vacant.
