I agree - this one is nice looking. I like the arches on the bottom in addition to the texture that you're talking about.

it's nice, but the fair market is a net loss for the city. so many events are held there that attract tons of people.

I don't think that Fair Market project is on the table anymore. At best it's on hold. The site plan was approved two years ago, and I remember reading that it wasn't moving forward as planned. Architects quite often don't update project status on their websites after the renderings are posted.

Venues like this are easily replaceable. They come and go. This one has been open since 2014, in a warehouse dating to 1952.

Yeah, Fair Market is literally just a warehouse. Kinda sucks for events too...especially in the summer.

An assemblage of two adjacent sites totaling 2.1 acres in the heart of East Austin, just steps from the MLK train station. This prime location is set to become a thoughtfully planned multifamily community featuring 226 Class-A units.

The development will include a significant affordable housing component and is structured with a Public Facility Corporation (PFC) partnership to enhance long-term attainability and community impact.

It sounds nice to be next to rail, but the bigger draw here transportation-wise (IMO) is that it's about an equal distance away to the stop for the Rapid 837, and in a part of town with excellent bike connectivity. And being this close to the rail in this part of town means you're minutes from a solid trail network and greenspace amenities, too.

Additionally, rail service hours can always (and should be) expanded. Proximity to an existing station is a good thing. This is great for the area.

What I wouldn't give for Austin to have housing dense enough that we don't get ourselves into a structural budget shortfall due to unsustainable suburban development....
